Position Summary:

Century Communities is currently in search of a Vice President of National Land Development. The role will be responsible for supporting the division’s land development (LD) departments by providing best practices and expertise to help manage their budgets, schedules, 3rd party land developers and scopes of work. This position will also support the divisions when they have a temporary loss in resources and work with National Purchasing to create discount and rebate programs with national LD suppliers and distributors. This is a National role that will support both Century and Century Complete divisions.


Essential Functions and Responsibilities:


  • Review LD budgets with divisions and provide input to maintain/reduce LD costs
  • Review LD schedules with divisions and provide input to maintain/accelerate finished lot deliveries
  • Track division level LD budget and schedule reports to ensure projects are coming in on or below budget and on or ahead of schedule
  • Provide guidance to CMP and other Century divisions to help them to better manage 3rd party developers (schedules and scopes of work)
  • Create and implement LD budget, scheduling, and project management best practices
  • Create consistent regional finished lot scopes of work
  • Create consistent regional and national amenity, monumentation and landscaping packages and plans
  • Utilize Century’s economies of scale with national/regional LD material suppliers and distributors to reduce LD costs by working with National Purchasing to create discount and direct buy programs
  • Work with National Purchasing to create a national LD material rebate program
  • Review and recommend in support of all material revisions to land development budgets
  • Coordinate and manage surety obligations nationally
  • Review LD schedules and see how they fit with planned community opening dates for all new communities
  • Help divisions source new 3rd party developers
  • Help divisions network and manage relationships with 3rd party developers and brokers for new acquisition opportunities
  • Utilize division and corporate relationships and contacts as resources for the procurement of debt/equity for 3rd party developers that will lead to lot opportunities for the Company.
  • Establish and grow the company’s network of land developer contacts creating strategic partnerships on a market, regional and national level.


Knowledge, Skills and Background:


  • Ability to analyze land development budgets and schedules and provide ideas to improve both
  • Ability to supervise land planning and/or land development projects such as grading, roads, utilities, stormwater drainage, parks, amenity centers, entry monumentation and community landscaping
  • Ability to be able to be a creative and relentless problem solver
  • Ability to perform real estate market research and financial analysis including the review of project pro forma’s
  • Public administration knowledge to facilitate the acquisition of information concerning map conditions, planning proposals, and government initiatives
  • Strong interpersonal and organizational skills including the ability to interact successfully with divisions, local officials, community leaders, staff, and the public, to organize and facilitate meetings and events, and to conduct negotiations, find common ground and develop consensus among disparate interests
  • Strong written and verbal communication skills, including the ability to make public presentations to large and small groups, write memos and research and draft media and public education materials
  • Supervise the preparation of acquisition feasibility packages, including product recommendations, site-budget analysis, and risk mitigation measures

Education and Experience:

  • Bachelor’s degree in Land Use Planning, Civil Engineering, Public Administration, Business Administration, or Real Estate, Land Development, Business Administration and/or Land Planning concentration or equivalent combination of education and experience
  • 8+ years in acquisition, development and entitlement of residential communities, land planning/management, or related activities
  • Knowledge of real estate entitlement requirements and process
