Job Description

Counterpointe Sustainable Real Estate (CSRE) is a leading provider of sustainable commercial real estate finance including Property Assessed Clean Energy (PACE) programs. The Transaction Manager position is an integral part of the Real Estate Investment Team and will report directly to the firm’s Retrofit and Principal Transactions Managing Directors.

As a member of the Business Unit, this individual will handle the closing of commercial real estate financing including PACE and will assist in a variety of other functions to oversee the portfolio.

Responsibilities include:

Sustainable Real Estate Transaction Management

  • Responsible for multiple customer relationships and providing a positive customer experience and high level of expertise to help ensure closing and funding of all PACE projects are managed smoothly.
  • Serve as primary customer liaison for closings, funding and disbursements.

· Coordinate as needed with all parties involved in the closing, funding, bond issuance, recordation, tax recording and reporting processes.

  • Coordinate internal reviews and approval
  • Manage creating of the Asset Summary Review (ASR) ensuring completeness and accuracy.
  • Provide status and completion reporting to internal and external parties
  • Ensure internal systems are up to date and accurate
  • Identify critical risks or project setbacks through careful analysis of submitted documentation such as budget allocations, title documentation, site inspections, etc.
  • Identify and mitigate any portfolio issues, such as inconsistencies and inefficiencies affecting the department.
  • Serve as primary point of contact for contractors, sub-contractors, vendors, engineers/inspectors, attorneys, and all third parties for closing transactions
  • The position is responsible for identifying and addressing any discovered risk areas within existing processes to reduce/eliminate risk, inclusive of maintaining currency of procedures.
  • Participate in cross-functional projects as needed
  • Stay abreast of changing product lines, internal policies and procedures, investor and/or participant requirements, policies and procedures and external regulations that may impact financing activities
  • Develop positive working relationships with internal and external stakeholders, including origination, sales, finance, servicing, underwriting, capital providers, property owners, attorneys, engineers, vendors and contractors
  • Review and enhance conjunction with management closing and funding policies and procedures to ensure best practices

Closing Process

  • Coordinate the closing and issuance of Commercial Real Estate financings in multiple jurisdictions with internal finance group

· Coordinate assembly of financing and assessment document packages for execution and recording, working with third party service providers, proprietary technology and cloud-based file share systems.

· Ensure that packages are complete and accurate, and are delivered, executed and recorded on a timely basis.

· Coordinate with the internal finance group for the preparation of closing and funding schedules for review by bond counsel, bond financing providers and trustee.

  • Ensure that all diligence, processing and final bond closing documents are complete and accurate.
  • Work with origination team and third party vendors to coordinate the ordering and finalizing of environmental, property condition, zoning, property insurance, title insurance, and any necessary third party reports

· Review and approve closing and post-closing related statements, escrow disbursements, settlement statements, commitment letters, underwriting files to ensure completeness and accuracy, as well as compliance with pertinent internal policies and external regulations.

· Prepare required closing reports and manage a highly complex portfolio of real estate financing, assessments, bond issuances and tax lien enrollments, for internal and external constituents

  • Track and report fees received from property owners in connection with underwriting
  • Communicate with the origination team, construction professionals or property owner regarding any deficiencies or issues discovered during analysis of all submitted documentation to ensure completeness and accuracy of all documentation supporting the financing.

Job Type: Full-time

Pay: $78,450.00 - $130,023.00 per year
