Job Description

Diaz Anselmo & Associates is looking for Residential Foreclosure Title Examiners and Title Administrative Support to join our firm in two locations. This opening is for a full-time position based out of our Plantation, Florida (Ft. Lauderdale) and Naperville, IL offices.

Title Examiner – Residential Foreclosure

The Title Examiner is responsible for examining title, the review of title commitment reports and the supporting documentation, and reviewing title reports and public records to identify parties, identify title issues and curative actions for residential mortgage foreclosure. We are seeking a detail-oriented individual who is dedicated to accuracy in work product as well as efficiency in work completion.

Essential duties and responsibilities include the following. Other duties may be assigned -

  • Examine and clear all title and tax issues
  • Examine deeds, deeds of trust, liens, judgments, easements, and plats/maps to determine ownership, encumbrances, and to verify legal descriptions of property search, analyze, and evaluate records relating to titles of homes, land, and buildings
  • Process all incoming correspondence regarding title issues from vendors or clients
  • Determine what Junior liens exist on the property to be named
  • Determine if a Senior lien is present, if it should be named, allege paid, or if a hold harmless is needed.
  • Clearance of any defects on the deed or mortgage of record
  • Filing and follow-up on a Title Claims
  • Determine Chain of Title
  • Investigate tax issues including but not limited to sold taxes, the amount to redeem, and the redemption date
  • Review of gap title report and supporting documentation, to ensure no liens have been filed in the gap period
  • Prepares and sends all FHA and VA Title Packages

Qualifications/Requirements -

  • Minimum of 3+ years of experience required as a Foreclosure Title Examiner
  • Must have knowledge and experience in the use of ATIDS
  • Must be able to prioritize, recognize emergency situations and take the appropriate action
  • Attention to Detail and Time Management
  • Excellent Written and Verbal Communication

Title Administrative Support – Residential Foreclosure

The Title Admin Support position is responsible for supporting the Title Examiners in all administrative work to include, follow-up, data entry, drafting, and client systems.

Essential duties and responsibilities include the following. Other duties may be assigned -

  • Follow- up with title companies for confirmation of title, updated title, and gap searches
  • Prepares all assignments, sends them to the client for execution and follow-up
  • Sends all documents (releases, mortgages, etc.) to the counties for recording
  • Obtains initial tax information (orders estimates, tax bills and calls counties) and updates file notes
  • Prepares, uploads, and sends all FHA and VA Title Packages
  • Ordering Heir/Probate searches and follow-up
  • Check Requests
  • Data Entry

Qualifications/Requirements:

  • Knowledge of the foreclosure process and title
  • Must have a solid understanding of client standards and procedures
  • Detail Oriented
  • Ability to handle large workloads and work well in a team environment
  • Demonstrates accuracy and thoroughness
