PRIMARY FUNCTION

The Skill Labor positions of Carpenter, Plumber and Boiler Maintenance Technician assist in special projects and assist in maintaining residential & commercial properties owned by Sitnasuak Native Corporation, Sitnasuak Properties, LLC, and Bonanza Fuel, LLC to include Bonanza Express. These positions are temporary and on-call as needed based on projects.

Temporary Carpenter - This position will perform tasks involving skilled construction of sustainment of existing buildings, renovations, and roofing.

Essential Functions:

  • Knowledge and execution of proper use of hand tools and other small equipment.
  • Study specifications in blueprints, sketches, or building plans to prepare project layout and determine dimensions and materials required.
  • Measure and mark cutting lines on materials, using a ruler, pencil, chalk, and marking gauge.
  • Shape or cut materials to specified measurements, using hand tools, machines, or power saws.
  • Install structures or fixtures, such as windows, frames, floorings, trim, or hardware, using carpenters' hand or power tools.
  • Provide assistance to property manager and other supporting staff on the project.
  • Learn and follow safety regulations, monitoring operations to ensure that health and safety standards are met.
  • Accurately and efficiently layout work.

Temporary Plumber – This position will perform tasks for installing and repairing water systems in residential and commercial buildings.

Essential Functions:

  • Study and analyzing blueprints and drawings to identify plumbing and water supply systems to assemble and install products without interfering with existing infrastructure.
  • Locate, repair and maintain water, heating and sewage systems.
  • Complete assigned preventative maintenance work
  • Familiar with Pex, PVC, CPVC, Copper, Sharkbits, ABS, Black Iron, Galv Pipe.
  • Installing, and repairing plumbing systems and fixtures.
  • Fitting and repairing various household appliances.
  • Cutting, liquid welding and assembling pipes, tubes, fittings, and fixtures.
  • Inspecting and testing plumbing systems for safety, functionality, and code compliance.
  • Troubleshooting and resolving problems.
  • Preparing cost estimates with the property manager.

Temporary Boiler Maintenance Technician - This position will perform repair, maintenance and installation of boilers and boiler systems.

Essential Functions:

  • Evaluate boilers and boiler systems by property.
  • Maintain inventory of current equipment, track and update with Property Manager.
  • Assist in creating and executing boiler management plan, and preventive maintenance checklist to prolong the life and efficiency of existing units.
  • Repair existing boiler systems, when possible, recommend replacement only when absolutely necessary.

Other Duties – All positions

  • Take actions to avoid potential hazards and obstructions, such as other equipment, other workers, and falling objects.
  • Coordinate actions with other Nanuaq employees to ensure a smooth and timely workflow.
  • Ability to work in a constant state of alertness and in a safe manner.
  • Perform other duties as directed.
  • Occasionally may operate company vehicle in performance of duties.
  • Assist with special projects as needed.
  • Perform other duties as assigned.

KNOWLEDGE, SKILLS, & ABILITIES:

  • Strong knowledge of materials, methods, and the tools involved in the construction or repair of buildings, or other structures.
  • Possess good housekeeping skills with attention to detail on environmental hazards to reduce personal exposure and potential spreading of hazardous contaminants.
  • Strong knowledge and execution of proper use of hand tools and other small equipment.
  • Knowledge of machines and tools including their uses, repair and maintenance and practical applications preferred.
  • Ability to observe safety and security procedures; determine appropriate action beyond guidelines; report potentially unsafe conditions; use equipment and materials properly.
  • Ability to perform work accurately and thoroughly.
  • Excellent interpersonal skills to work effectively and cooperatively with all levels of staff and customers.
  • Effective oral and written communication skills to effectively communicate to others.
  • Active listening skills; attentiveness when listening to others to understand, ask appropriate questions, etc.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Knowledge of heating systems, electrical equipment, building maintenance, and carpentry.

QUALIFICATIONS:

All positions

  • High School diploma or GED (General Education Degree)
  • Two (2) years maintenance experience preferred.
  • Ability to lift up to 100 lbs.
  • OSHA 30-hours certification preferred.
  • Valid state Driver’s License and be qualified to operate a vehicle.

Carpenter position –

  • Minimum of five (5) years’ experience as a carpenter or related trade required.
  • Experience in roofing a plus

Plumbing position -

  • Minimum of two (2) years of technical training in plumbing systems or university program certificate.
  • Minimum of four (4) years of related experience and/or training.

Boiler Maintenance Technician position

  • Minimum of five (5) years’ minimum full-time experience with boiler systems, licensed, contract plumber is a plus.
  • 3 years minimum experience with condensating boiler installation and service.
  • Knowledge of electrical and plumbing: HVAC Certification preferred.

WORKING ENVIRONMENT

The work environment characteristics described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The majority of the work is performed in indoor and outdoor environments where the work can be quiet to loud. Outdoor conditions may be subject to changes in weather conditions and noise levels.
