As Realty Income’s Senior Property Accountant, you will be responsible for preparation and review of monthly financial reports and analysis at the property level. Reporting to the Vice President, Assistant Controller, an aptitude for growth will be the driving force of your role. A proven track record in Property Accounting, fueled by a team-based atmosphere, will allow you to hit the ground running day one!

Your Contribution to the Team Includes

General Ledger

  • Complete month-end close procedures and accurately reconcile balance sheet and applicable income statement accounts to meet company’s reporting deadline.
  • Review new leases and lease amendments. Calculate straight-line rent, Right of Use assets/Lease liability, Sale leaseback off market rent amortization in the accounting system.
  • Gather collectability data, calculate, and post allowance for bad debt.
  • Analyze and interpret GL data to ensure proper revenue recognition.
  • Prepare schedule for unrecorded payables and contingent liabilities.
  • Assist in fixed assets schedules preparation.

Financial Analysis

  • Prepare budget vs. actual financial variance schedules and work with Property Managers, Finance and Lease Administrators to provide accurate fluctuation analysis.
  • Prepare supporting schedules for 10Q/K disclosures.

Budgeting and Forecasting

  • Support Property Management and Finance teams in property budgeting and forecasting process.

External/Internal Audit

  • Assist in audits and analysis of property-level financials, as wells as walk through of internal controls.
  • Document accounting procedures and processes.

Other

  • Review current processes for improvement.
  • Work with external and internal team to resolve Yardi issues.
  • Support/Back Up other property accounting functions as needed.
  • Test the implementation of new Yardi modules.
  • Performs other special projects as assigned.
  • Ability to handle large quantity of data and share process improvements throughout cross business team.

What You’ll Need to be Successful

  • 4 year Bachelor degree from an accredited college or university, with an emphasis in accounting, finance or related field.
  • 5+ years of relevant work experience, public accounting experience highly preferred.
  • Real estate industry experience is highly preferred.
  • Previous experience with Yardi ERP system is preferred.
  • Previous experience with large data requirements is preferred.
  • Certified Public Accountant license is preferred
  • Clear understanding of GAAP and lease accounting.
  • Must be organized, detailed, flexible, efficient and take ownership of own work product.
  • Ability to work under pressure and adhere to strict deadlines.
  • Strong analytical and communication skills.
  • Advanced Microsoft Excel skills.
