Job Description
Overview:Summary of Position Requirements
Primary role will be to support the Land Acquisitions and Development personnel, in the administration of the entitlement and development processes within the Land Department.Responsibilities:Primary Duties and Responsibilities
  • Provide administrative support Primary Duties and Responsibilitiesto Division President, VP of Land, Acquisition Managers and Development Managers on Land Department related matters.
  • Manage initial review of all potential land acquisitions or opportunities; and track all sites under review from initial look to closing.
  • Network with other builders and developers to maintain market awareness and develop contacts to become a strong competitor in Division’s market areas and emerging markets.
  • Liaise between sub-contractors, consultants, real estate brokers, governing agencies, utility companies and other individuals and agencies relating to the land acquisition and development department.
  • Receive, distribute and file (hard copy and electronically) all documents for the department to include documentation for ongoing projects and properties under due diligence. Manage the Land Portal (Contracts, Amendments, Vendor Agreements, Proposals, Due Diligence Reports, etc.)

    • Vendor Approvals – Vendor Binder & update contact Spreadsheet (Admin Office)
    • Proposals (Due Diligence) – Brown Files for VP Land office
    • Invoices (Due Diligence) – Brown Files for VP Land office
    • Reports (Due Diligence) – Brown Files for VP Land office
  • Track contract timelines, earnest money request, and of Due Diligence and CIC submittal.
  • Collaborate with attorney in preparation of LOI’s, Contracts and Amendments.
  • Monitor contract compliance with VP & outside attorneys.
  • Develop and Maintain pipeline reports for each county within the Division.
  • Contact and meet with developers and land sellers upon manager’s request and regularly update the land pipeline tracking records.
  • Develop broad understanding of the market including the competition, house types/sizes, price points and sales absorption for each county within the target regions.
  • Compile material needed for any hearings and review boards.
  • Research approvals/permits, zoning, engineering plans, improvements estimates, off-site improvements/contributions and building costs.
  • Manage the Greenbook process. (Prepare and coordinate efforts with other key associates in assembling feasibility books by preparing executive summaries, marketing summaries, area maps, aerial photos, lots/land competitive market analysis, demographic analysis, financial narratives, pricing proformas, community P&L statements and cash flows.
  • Exercise initiative and achieve objectives with minimal supervision
  • Coordinate on any matters related to the needs of the HOA Management companies.
Qualifications:Education and Experience Requirements
  • Minimum High School Diploma required, Bachelor’s degree preferred
  • Valid Drivers license required
  • Minimum 4 years’ experience in homebuilding
  • Excellent written, oral, organizational and math skills
  • Must possess professional attitude to represent the company in a positive manner
  • Proficient in Word, Excel, Power Point.
