We are looking for a Resort Maintenance Manager to oversee the maintenance and upkeep of the resort grounds.OVERVIEWResort Maintenance Managers are responsible for the overall maintenance and upkeep of resort grounds, facilities, streets, equipment and utility systems at an individual property. They supervise all aspects of new model home set-ups and ensure completion of all city permits and coding. Resort Maintenance Managers also supervise and oversee individual resort maintenance team members.JOB DUTIES

- Coordinates team member selection, training, scheduling and development and ensures all team members comply with appropriate policies and procedures.
- Oversees and assists maintenance team with all aspects of property maintenance and repairs of grounds and facilities such as lawns, clubhouses, pools, streets, curbs and gardening/landscape.
- Coordinates and ensures completion of routine maintenance and minor emergency repairs.
- Prioritizes and resolves resort service requests, including maintaining records of types and frequency of service requests received.
- Establishes emergency maintenance on-call schedule.
- Assists in move-in procedures as follows; performs resale inspection authorization, prepares commencement inventory checklist, ensures management presence at time of move-in, prepares and oversees lot modifications, supervises all contractors, and maintains exterior of model homes until sold.
- Maintains vehicle/equipment maintenance logs and ensures proper maintenance of resort vehicles.
- Performs water testing and other maintenance duties related to a well-water system or on-site water meters, if applicable. Ensures water samples are taken on a regular basis.
- Prepares all maintenance-related logs in accordance of the Operations Manual.
- Maintains inventory of equipment, tools, and supplies. Purchases supplies, equipment and services as needed while ensuring to adhere to budget guidelines.
- Completes regular inspections of resident sites throughout the resort.
- Issues resident rule reminders and violation notices, and follows-up as needed.
- Other duties as assigned.
- High School Diploma or GED
- Minimum of 3 years experience with general maintenance techniques, repair work, and groundskeeping
- Minimum of 1 year supervisory experience
- Valid driver’s license
- Certified Pool Operator (CPO), a plus
- Demonstrated knowledge of plumbing, electrical, construction, pool and grounds maintenance
- Proficient skills in operating various hand tools and power equipment
- Excellent organizational skills
- Demonstrated ability to motivate and train staff
- Good verbal and written communications skills
- Basic computer proficiency including the ability to use the Microsoft Office Suite, email, and internet
- Ability to respond to resort needs during non-business hours
