Job Overview: As a Regional Marketing Specialist, you will be responsible for creating and executing marketing plans — including strategies, tactics, and budgets — for each of the communities in your portfolio.Roles You Will Play:The Strategist
- Craft community and portfolio marketing strategies with the Regional Marketing Manager that increase occupancy, renewal, and revenue goals
- Partner with onsite community teams to help determine which advertising platforms will drive qualified leads and monitor lead nurturing programs to yield high conversion rates — negotiating pricing, when necessary
- Monitor targeting and lead generation strategies; review community branding, advertising, sales messaging, websites, and collateral materials for quality, accuracy, and relevance
- Perform due diligence on proposed purchases — continuously assessing strengths and future opportunities for improvement
The Delegate
- Build collaborative partnerships with onsite community teams, portfolio leadership, sales performance managers, and corporate teams to meet our goals
- Partner with Operations and Investments teams to develop effective marketing budgets and processes
- Assist the Brand Development team’s efforts to best represent each community’s brand
- Help the Digital Marketing team develop compelling social media and web strategies, including search engine optimization and pay-per-click programs
The Data Analyst
- Provide community and portfolio-level reporting on marketing results and ROIs
- Monitor competitive, market, and employment trends, emphasizing pricing, product, promotion, and customer segmentation and targeting
- Track and optimize cost-per-lead, cost-per-lease, and lead-to-lease conversion rate performance
- Examine sub-market trends to help develop strategic marketing and advertising plans that drive qualified leads
The Impact You Can Make
- Provide community and portfolio-level reporting on marketing results and ROIs
- Monitor competitive, market, and employment trends, emphasizing pricing, product, promotion, and customer segmentation and targeting
- Track and optimize cost-per-lead, cost-per-lease, and lead-to-lease conversion rate performance
- Examine sub-market trends to help develop strategic marketing and advertising plans that drive qualified leads
- Bachelor’s degree in a related field preferred
- 3+ years of direct marketing experience that resulted in increased sales, lead generation, and revenues — real estate or property management experience strongly preferred
- Proven customer service, communication, computer (including the Real Page product suite), and project management skills
- Ability to travel for community visits on a monthly or quarterly basis as needed
