Job Description

This individual will play a critical role in the success of Kane's multifamily portfolio, overseeing the set up and quality control of all of Kane's newly built apartment communities. This team member will report to and work alongside the New Development Manager to ensure product quality, operational efficiency, and effective personnel organization. This individual must be highly organized, technically savvy, possess strong leadership skills, and be a born problem solver with the ability to multitask and meet deadlines. The successful candidate will be very comfortable working in a fast-paced environment and must be adept at building and managing relationship, even in the face of often stressful and challenging situations. Previous experience working as either a Maintenance Supervisor, Property Manager, General Contractor, or other related fields is preferred.

Job Activities

  • Establish, formalize, and memorialize best practices, policies and procedures for new construction sites.
  • Set and communicate standards of unit acceptance with General Contractors and Kane representatives, inspect all new units at turnover from construction, and maintain standards throughout the punch & acceptance process through the completion of construction.
  • Collaborate with New Development Manager to effectively communicate with General Contractors and Kane Development Team on timelines, schedules, responsibilities, anticipated challenges, and appropriate hand-offs between the development and construction teams to the property management teams.
  • Learn all building systems related to mechanical, engineering, security, and fire-life-safety to ensure that property management are adequately prepared to maintain and troubleshoot potential issues.
  • Identify and purchase all necessary maintenance equipment, set up maintenance shop, establish preventative maintenance programs and contracts, and ensure that maintenance-related documentation is organized, current, and accurate.
  • Set up and manage technical infrastructure within property management software (Yardi) for ongoing maintenance operations such as make-ready board, work-order management, scheduling, etc.
  • Help establish property maintenance budgets and continually review to ensure that most cost-effective measures are being implemented to help meet owner's financial and investment goals.
  • Recruit, build, and lead the ongoing property maintenance teams, oversee all onboarding and training, provide ongoing support, leadership, management, and technical direction of day-to-day property operations.
