We are seeking a Property Manager who will oversee the day to day operations and maintenance of a life science asset in the Seattle market. This includes handling a wide variety of tasks across portfolio, including a strong customer support and communication focus. The Property Manager will be resourceful, organized and have the confidence and initiative to support multiple projects in a fast paced environment. This role has one on-site direct report and an onsite third-party engineering staff.
Responsibilities
- Manage the day to day operation and maintenance of the physical assets, including one administrative assistant, and a two person 3rd party onsite maintenance provider.
- Act as liaison and facilitator for tenant communications, work requests, maintenance events, shutdowns, and other site related issues. Act as single point of contact for all tenant communications and attend BMR and Tenant operations meetings.
- Manage tenant work requests utilizing the computerized maintenance management system.
- Manage database of key clients and contacts.
- Perform daily, monthly and bi-annual property inspections.
- Manage vendor relationships, negotiate contracts, request proposals, and hold vendors accountable for executing the terms of the contracts; including HVAC, MEP, Elevator, Janitorial, Pest Control, Waste, and any other contracts for site operation.
- Request purchase orders for site needs including but not limited to maintenance supplies, repairs, and any other site requirement. This includes the review and approval of invoices using BioMed’s internal systems.
- Create Annual operating budgets and assist with capital budgets.
- Ensure all regulatory compliance requirements are met including but not limited to Elevator Inspections, Generator City Certifications, Flammables Permits, Waste Permits, and city Energy Reporting.
- Complete quarterly variance reports.
- Coordinate vendor work and building regulatory testing with tenants including: fire alarm and sprinkler testing, annual fire drill, floor refinishing and other janitorial maintenance tasks, loading dock cleaning, high reach cleaning, window washing, pest control, landscaping and snow removal, electrical, generator, and HVAC maintenance, and the ongoing maintenance of other building and tenant systems.
- Collaborate regularly with off-site facilities director on ongoing projects and MEP matters.
- Enforce building rules, regulations and policies.
- Respond to site emergencies and complete incident reports.
- Provide support or other activities as assigned by supervisor.
Skills/Experience
- Minimum (5) years’ experience in commercial real estate management.
- Bachelor’s Degree, or equivalent work experience.
- Ability to work with various team members and track/manage workload
- Eager willingness to accept and meet challenges; highly flexible demeanor to prioritize business needs
- Strong verbal and written communication skills
- Comfortable drafting email and other communications in a clear concise manner to internal or external parties
- Strong initiative with the ability to problem solve
- Customer service focus, team player
- Proficiency in Microsoft Office software: Word, Excel, Power Point, Outlook
- MRI and Building Engines experience a plus.
