Project Manager
General Description:
Working with the entire team, organizes, plans, schedules on a day-to-day basis, implementing the project. Insures on site productivity, will sometimes wear a tool belt to perform tasks and clean up, quality and safety. Often will serve as the “middleman” between the Project Supervisors, Designers, Estimators, Clients and Owner, must understand the delicate balance that co-exists. Manages Co-Construct. Will need to be LEAD Certified (once hired). Implements and maintains company Safety Program. Will not lift anything over 40 pounds without assistance.
Qualifications:
- 2 years hands on experience in all phases on construction.
- Fully understand and interpret plans and specifications for a project.
- Knowledge of all phases of construction.
- Willingness to learn and adapt, working within the team culture.
- Willingness to lend a hand, clean up, sweep a broom, etc.…if needed. ? Owner mentality.
- Eye for detail and quality. Focused on Customer Service and Quality First.
- Must be able to communicate above average, verbally and in writing.
- Above average leadership qualities.
Major Tasks:
1. Planning of a job.
- Job folder review prior to job for completeness.
- Check and assist in the schedule for the job provided.
- Discuss lead times for all items i.e. material, labor, subcontractors, equipment, rentals, etc.
- Discuss labor resourcing for crew size and crew members for project.
- Evaluate and revise estimates before construction begins.
- Work with Company software to ensure communication, schedules, etc.… are up to date and maintained.
- Must have smart phone and laptop.
- Must have clean background and clean driver’s license.
2. Implementation of job plan.
- Go over orders to vendors in relationship with the Warehouse Manager.
- Go over preliminary schedule and subs scope of work.
- Obtain any other materials needed for the admin side of the project.
- On consistent basis meeting with Project Supervisors, Clients and Designers, etc… to go over entire job i.e. methods, materials, subs, owner, safety, schedule, product, quality, technique, lead times, etc…
- Handle material takeoffs and orders as needed.
- Schedule trade contractors.
3. Monitoring of job plan
- Daily check on progress of in-house personnel, subs, materials, both with budget and updates on job cleanliness.
- Regular daily or weekly meetings with the Team and Clients, contact with homeowner/clients for casual questions and answer sessions, report to office.
- Weekly checking of job estimate to budget with Project Supervisors.
- Perform ongoing quality checks, making corrections or requiring trade contractors to make corrections, as necessary.
- Prevent and solve job-related problems in conjunction with the Team.
- Communicate with the clients to ensure customer satisfaction.
- Monitor safety of equipment and the job site.
- Enforce safety requirements.
4. Office to field communications
- Marking of all field tickets associated with job. Emailing coded receipts to the office.
- Milestones for the project met.
- Schedule updates for subs, in house labor, equipment, and the need there of, discuss with office and Project Supervisors and Designers.
- Labor resourcing for crew size and crew members for project.
- Possible discrepancies in the estimate, sub bids, order or work, methods of construction, etc…
- Process timecards for accurate reporting and sending time weekly to the office for job costing.
- Document all change orders.
- Report daily project activities on “daily field reports” within company software. To be turned in with weekly time sheets.
5. Communications with owner
- Basic daily question and answer sessions.
- Collect payments as needed and update clients of upcoming payments.
- Project schedule updates based on communications.
- Owner satisfaction.
Constant development of policy & procedures and do anything else needed to see job to completion or that is needed to assist the overall company, vision or mission.
Constant improvement of self and Team.
Education Required:
- High School Diploma or GED
Not Required, but Preferred Experience:
- CoConstruct
- Google Drive
- Proficient in Spanish
Job Type: Full-time
Pay: $35,000.00 - $55,000.00 per year
