Job Description

Guardian Management has an immediate need for a Part-Time Office/Maintenance Assistant to join our experienced and committed team at Country Run Apartments!

Country Run is a 100-unit affordable (LIHTC) apartment community in Kelso, WA.

An Office/Maintenance Assistant’s primary purpose is to conduct the small day-to-day property and office maintenance tasks. This includes ensuring good physical appearance and maintenance upkeep of site grounds and vacant units, assisting with cleaning and repairs of vacant units with other site staff, staying in compliance with applicable government programs for the property, always adhering to Fair Housing and Landlord Tenant Laws, and completing all required paperwork and reports on time.

This position is a perfect entry-level role to get an idea of what working in property management is like! You'll get tangential experience working with our maintenance team and management to give you a well-rounded perspective of what a property management career can become.

Compensation: $16.00 / hour + optional on site housing!

Schedule: 10-12 hours / week, work schedule is flexible and will vary week to week.

Qualification Requirements:

  • Excellent attention to detail and organizational skills.
  • Ability to speak, read and write in English.
  • Ability to communicate effectively and in a timely manner, both verbally and in writing.
  • Able to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required.

Essential Functions:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with or without reasonable accommodations.

  • Always represent Guardian in a positive and professional manner.
  • Support Community Managers efforts to assure that the company’s efforts fully meet and exceed property management obligations.
  • Work in compliance with all local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA, etc).
  • Inspect model unit and available “market ready” units and communicate related service needs to the Community Manager.
  • Assist in keeping the model unit in condition to show and with the coordination of requests for repairs and maintenance.
  • Regularly inspect property and vacant apartments.
  • Follow confidentiality guidelines for all resident, property, owner, and Guardian information at all times.
  • Accurately record time worked and adhere to time keeping guidelines.
  • Other duties as assigned by the Community Manager or Portfolio Manager.
Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
  • Must occasionally lift and/or move up to 30 pounds.
  • Must frequently stand, walk, sit, and reach with hands and arms in completing duties.
  • Possess knowledge of cleaning techniques and product use.
  • Able to tolerate “safe” fumes according to manufacturer’s warning labels.
  • Ability to clean apartment and common area interiors, including windows, according to company standards.
  • Must be able to walk entire property daily. Walking the property may include climbing stairs, walking on uneven ground and inclines.
