Highlights:
As the Manager of Right of Entry (ROE), you are an influential technical professional serving as a critical link between building owners, property management officials and local market leadership teams. You are passionate about expanding the Spectrum Enterprise footprint by increasing the number of commercial and retail building entries and ROEs that reach tenants and Carrier end-users.
Using your technical expertise, you coordinate all efforts to ensure a smooth ROE and implementation process. You excel at coordinating efforts and resources to efficiently and effectively complete projects. You have developed the capability for identifying roadblocks and overcoming obstacles to meet company objectives. You thrive in an office environment and feel comfortable traveling minimally to ensure the completion of ROE projects. You report to the Vice President, Service Delivery for goals, guidance and assistance.

- Liaison with building owners and property management officials to serve as a technology subject matter expert.
- Drive the sales process by contacting and negotiating with appropriate building management decision makers nationwide for ROEs.
- Coordinate the installation process utilizing exhibits and statements of work (SOWs) that are required to construct Spectrum Enterprise fiber and coaxial facilities in buildings.
- Skillfully negotiate ROEs by conveying the benefits of improved technology infrastructures and its value proposition for buildings and their owners.
- Develop mutually beneficial ROEs that negotiate terms, address all building requirements and follow strict contractual, technical, legal, business and market capital constraints.
- Ensure ROE agreements by reviewing and red-lining property owner license agreements that may be presented and obtain all required Spectrum Enterprise Legal and Construction department approvals.
- Improve the ROE acquisition process by recommending best practice recommendations and enhancing the standard ROEs form and preapproved provisions.
- Enhance the current ROE acquisition method, policy and procedures by developing and improving the Spectrum Enterprise management approval for all required updates.
- Achieve business goals by managing and leading a cross-functional team of ROE professionals with commercial real estate and technology backgrounds.
- Increase installation efficiency through the cultivation and maintenance of relationships with third-party ROE contractors who may be retained for ROE acquisitions.
- Support and communicate with the senior management and legal counsel of commercial properties, shopping center owners, real estate developers and property management firms throughout the installation of Spectrum Enterprise services in their buildings.
- Fulfill all building access and return on investment (ROI) goals through collaboration with Engineering, Legal, Risk Management, Regulatory, Construction, Operations, IT and Accounting teams.
- Serve as a brand ambassador and represent Spectrum Enterprise at economic development groups, professional and trade associations, industry conferences and policy development organizations.
- Perform additional duties related to the position as assigned.
- Four or more years of experience in telecommunication building access.
- Four or more years of experience in commercial real estate.
- Four or more years of agreement negotiation experience.
- Ten or more years of telecommunications and cable right of way and sales experience.
- Familiar with the SOW concepts of use, joint-use, joint-build and “make-ready” of utility assets of building entrances, conduits and risers, rights of way, co-location and pole attachments.
- Proven ability to manage client expectation and project objectives while demonstrating wise tactical and strategic business decisions and independent judgment.
- Expert in conveying ROE processes to team members.
- Knowledge of all ROE requirements of a service provider and building owners that enable access rights and that address construction, indemnification and insurance requirements, default and curing provisions, ROE term and termination rights, relocation and removal of equipment obligations and the many other ROE provisions typically encountered.
- Complete understanding of the telecommunications industry, the competitive landscape, emerging technologies and economic, regulatory and public policy.
- Advanced knowledge of network optimization techniques, building access, outside plant (OSP) and inside plant (ISP) of last mile, backhaul connectivity, infrastructures like dark fiber and conduits, including permitting, rights of way and pole attachments.
- Deadline-driven with the ability to organize and maintain aggressive workflow schedules for ROE acquisition team within a fast-paced, ever-changing and highly regulated work environment.
- Available to work nights, weekends and a variable schedule as well as travel to support Spectrum Enterprise business objectives.
- Proficient in Microsoft Word, Excel, PowerPoint, Outlook, Project and Visio.
- Effective written and spoken English communication skills with all levels of an organization.
- Bachelor’s degree in a related field or an equivalent combination of education, training and experience with an emphasis in real estate, legal, marketing or business (required).
