Job Description

Growing and Expanding Property Management Company is seeking a full-time maintenance technician for one of our Florissant MO Properties.

A maintenance technician utilizes their experience and training to work in tangent with the other maintenance personnel to address all service requests, turnover preparation of apartments and the general maintenance and upkeep of one or more multi-family apartment communities.
Reports to: Site Manager

MAJOR FUNCTIONS OF THIS JOB INCLUDE:
1. Respond to resident service requests and management directives.
a. Works with site manager to establish daily work priorities. Supervisors' requests and maintenance emergencies should be top priority.
b. Make repairs to equipment or materials servicing apartments, buildings or commons areas as needed using one's own tools and materials provided by the Company. If all repair options have been exhausted, replace upon receiving approval from supervisor.
2. Identify and correct hazardous property conditions.
a. During normal course of duty look for areas requiring maintenance attention including liability hazards and report them immediately to a supervisor.
3. Perform preventative maintenance on equipment, apartments and other structures as needed.
4. Thoroughly prepare vacated apartments for re-occupancy by evaluating all systems, finishes and fixtures for proper function and condition. Make repairs and replacements as necessary while abiding by company policies.
a. Review the make-ready board and take direction from supervisor to determine action to be taken on specific apartments.
b. Apply touch-up paint as needed to apartment and area outside entrances.
c. Perform general grounds clean-up and janitorial services as needed throughout the common areas and community.
5. Attendance is an essential job function.

OTHER ASPECTS OF THE JOB:
1. May be requested to assist in other areas of property including painting, groundskeeping, trash pick-up, pool maintenance, housekeeping, snow removal, office support and any other property needs.

EDUCATION AND MANDATORY TRAINING:
- High School Diploma or equivalent preferred; trade school preferred.

MANDATORY EXPERIENCE AND SPECIALIZED KNOWLEDGE:

- At least 2 years prior experience or training with general maintenance in a similar environment.
- Fast-paced, high energy individual that has great attention to detail.
- Excellent oral and written communication skills using the English language.
- Self-starter who is outgoing, motivated and customer service oriented.
- Strong experience troubleshooting.
- Must have general knowledge in property maintenance ie plumbing, electrical, appliance repair, painting, locks/keys, and drywall.
- Must be able to physically work on feet all day long and carry loads up to 75lbs as well as use a ladder.
- Ability to supervise and manage contracted vendors used around the community.
- Ability to handle evening and weekend emergency on-call duty on a bi-weekly basis.
- Reliable transportation and method of contact.
- Live within 20 miles of the community where you will be working.

TYPICAL PHYSICAL DEMANDS:
Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing, pulling, lifting, moving, carrying (light to heavy weight material, appliances and other equipment), climbing ladders and stairs and walking on rooftops. Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion). Must have normal range of hearing, vision, color discrimination and depth perception for proper operation and repair of machines and equipment. Must be able to complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks and gloves). It is the responsibility of the employee to notify a supervisor if the property safety equipment is not available or in poor condition prior to undertaking a project where it may be required.
TYPICAL MENTAL DEMANDS:
Must be able to read and write in English at intermediate level to read diagrams, meters and instructions. Must be able to apply common sense understanding to carry out instructions and plans. Deals with standardized situations with occasional or no deviations from standard procedures. Requires public contact and excellent interpersonal skills.
ENVIRONMENTAL WORKING CONDITIONS:
In this position you will be exposed on a regular basis to outdoor environment including heat, cold, damp, rain and snow. Will be regularly called upon to work overtime and service after hour emergencies. Refer to property manager for community specific schedule.

Job Types: Full-time, Part-time

Pay: $37,440.00 - $41,600.00 per year
