Maintenance Technician Reports To: Property Manager and Lead Maintenance RCMI Property: Boardwalk
GENERAL PURPOSE OF JOB:
This position is primarily responsible for assisting and carrying out the maintenance processes of the property including corrective, preventative, routine, emergency and cosmetic maintenance as well as the make-ready process in a manner consistent with the property’s operational objectives.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Diagnoses and performs minor and routine maintenance/repair involving the following on a daily basis:
    • Electrical and plumbing
    • A/C and heating systems
    • Water irrigation systems
    • Stairs, gates, fences, patios, railing
    • Tile, carpet, flooring
    • Roofing, gutters, fasteners
    • Interior and exterior lights
    • Fireplaces, ceiling fans
    • Gas fixtures, painting and appliances (when applicable)
    • Shutters, doors, cabinets, windows, sliding glass doors
    • Boiler, gas, electric
    • Door locks, P.O. Boxes and locks
    • Security systems and fire protection equipment
    • Ceiling leaks
    • Walls
    • Pool/pool area, deck, tile, hot tub, pool furniture, pool equipment
    • Grounds maintenance and detailing
  • Reports all major repairs and requisitions to the Lead Maintenance prior to any expenditure of funds.
  • Maintains maintenance shop so that it is safe, clean and well organized, with adequate inventory of spare parts and maintenance materials to handle most common repairs and situations and ensuring tools and equipment are property stored and well maintained.
  • Complete make ready units and works orders as assigned

  • Additional projects as assigned by Lead Maintenance, Property Manager or Regional Maintenance Supervisor
EDUCATION and / or EXPERIENCE:
  • HVAC Certification
  • High school or GED equivalent
  • Valid driver’s license
COMPUTER & EQUIPMENT SKILLS:
  • Microsoft Office
