I. BASIC PURPOSE OF POSITION:

  • Fifty (50%) of the time will assisting performing repairs (both minor and major) to equipment systems and buildings and communicate with supervisor on condition of buildings and equipment. Able to perform general repairs and maintenance to building.
  • Fifty (50%) of the time will assist in painting apartment interiors and expediting apartment turnover as needed.

Residents, employees, their families, friends, guests and vendors.


III. OUTCOME WHEN JOB IS DONE WELL:

The building's appearance and its mechanical systems are in good working order. Work demands by residents and staff are met in accordance to local, state and federal rules and regulations. Annual State survey is successful. Completion of apartment turnover allows facility to expedite move-ins which aids in meeting the census goal. New residents preparing to move in are more than satisfied with positive comments about the appearance of their apartment. Resident Satisfaction is 97% or better and company expectations are met.


IV. EDUCATION REQUIREMENTS:

High School diploma, one year technical or trade school.


V. EXPERIENCE REQUIREMENTS:

Two (2) years verifiable experience in minor plumbing, electrical, appliances and equipment repar, and painting. Minimum of two (2) year verifiable experience in painting interiors of residential or commercial buildings.


VI. SKILLS, LICENSE, CERTIFICATION AND/OR TRAINING REQUIREMENTS:

Mechanical skills necessary for accomplishing simple repairs on systems, equipment and building. Must have plaster and texture experience. Able to paint quickly yet accurately and sometimes with a pending deadline. Current California driver's license. Demonstrate positive attitude and ability to work well with people. Basic math solving skills. Able to read, write, understand and speak English language. Able to pass physical, TB test and obtain fingerprint clearance as required by our licenser. Able to read, write, understand and speak the English language.

  • Patch, repair and paint apartments and common areas of the facility.

As Maintenance Assistant

1. Able to receive and make phone calls.

2. Drive a motor vehicle.

3. Operate power tools.

4. As directed repair simple plumbing fixtures (i.e., leaky faucets, toilets, replace sinks, drain valves, water lines, ballcocks, etc.)

5. Plunge toilets, sink, floor drains.

6. As directed repair simple electrical apparatus (i.e., lights, switches, outlets, motors, icemakers, appliances).

7. Hang pictures, draperies, vertical blinds.

8. Replace overhead light bulbs.

9. Assist in the repair of appliances (i.e., garbage disposals, dishwashers, icemakers, stoves, minor heating and cooling and air conditioning equipment, commercial kitchen equipment, laundry equipment).

10. Replace windows.

11. Carpentry (including framing, finish, etc…)

12. Repair/rebuild hot water tanks.

13. Able to make simple re-tile, make ceramic tile repairs.

14. Install grab bars.

15. Stretch carpeting.

16. Make door lock repairs and adjustments.

17. Complete roof repairs.

18. Perform wall repairs and texturing.

19. Demonstrate positive attitude and ability to work well with people.

20. Perform pond maintenance.

21. Perform simple welding repairs.

22. Test and maintain safety equipment.

7. Familiarize self with Seacrest Village mission/vision, rules, policies and procedures and same with the Jewish Tradition as observed by our residents, family and guests.

8. Observes safety regulations; to include but not limited to wearing appropriate safety equipment,

reporting work related injuries, using proper body mechanics, responds to fire/disaster alarms

and wearing security access name badge at all times.

  • Follow timekeeping policy utilizing timeclock to record all hours worked to include mandatory rest (10) and Thirty minute meal periods by the 5th hour of work and OT is authorized by supervisor.

10. Wear appropriate clothing per facility, follow appearance guidelines and uniform policy.

11. As a matter of SV policy and federal and state law; attends HIPAA training, follows HIPAA

confidentiality and privacy policy, applies “minimum necessary”, “needs to know” guidelines on

all PHI information and reports non-compliance violations to Privacy Officer.

  • As a mandated reporter per DOJ requirements; attends Mandated Reporter Abuse training

meetings, will report all abuse incidents; physical, emotional, financial, sexual, verbal,

completing the 1) SOC 341 form, mailing or faxing, 2) calling the ombudsmen and/or

department of health services; for Assisted Living and Independent Living, call ombudsmen, and

APS (adult protective services), and 3) informing supervisor so resident can be protected.

13. Follow the corporate compliance standard and employee code of conduct, of

performing work with an ethical behavior and utilizing proper business conduct and professional

practice, that complies with applicable laws, rules and regulations; as serving the residents,

preserving the organizational reputation, maintaining resident/employee trust, community

respect. Reports non-compliance or concerns to Corporate Compliance Officer.


VIII. EQUIPMENT REQUIRED IN THE PERFORMANCE OF ESSENTIAL JOB DUTIES:

1. Hand tools (i.e., hammers, screwdrivers, pliers, saws, etc.), 2. Power hand tools (i.e., drills,

saws, sanders, routers, etc.), 3. Table and radial arm saws., 4. Miter saw., 5. Drill press.

6. Pneumatic tools, Volt-ohm meters. Vacuum pumps, Changing cylinders, Refrigerant recovery

  • Brazing equipment, Sharp tools, Pool equipment, Chemicals, Ladders, carts, dollies.

VIII. NON-ESSENTIAL FUNCTIONS:

Landscaping work, Pond water treatment, Purchase order completion, hang wall paper.


X.PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is frequently required to stand; walk, use hands to finger, handle or feel objects, tools, or controls; reach with hands and arms, and talk or hear. The employee is occasionally required to sit and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close, vision, distance, vision/peripheral vision, depth perception and the ability to adjust focus. Able climb ladders with tools and move and/or lift 50 lbs. unassisted but with appropriate equipment.
