Job Description

FLSA Status: Exempt

RESPONSIBILITY:

The overall responsibility of the superintendent is to assist the general manager in the execution of project(s). The ultimate goal is successful completion of project(s) on time, with exceptional quality, and within budget.

ESSENTIAL DUTIES

  • Take direction from general manager for the execution of daily tasks.
  • Assist in managing the flow of materials from suppliers and within the jobsite. Make sure materials arrive to the jobsite on-time, are of the proper type and quantity, and are staged in their proper location.
  • The superintendent may have to unload trucks, stage materials, stage home modules with the yard tractor, and perform similar tasks from time to time. This work is generally performed by subcontractors and coordinated with the superintendent, however in the absence of a subcontractor on the jobsite the superintendent must be prepared to perform the work.
  • Assist in directing subcontractors in their daily work and maintaining a look-ahead schedule.
  • Review and inspect quality of work from Champion's factories and work performed by Champion's subcontractors. Create punch-lists and coordinate the completion/resolution of punch-lists with subcontractors.
  • Assist in the coordination and resolution of warranty work from Champion's factory and their subcontractors.
  • The superintendent may perform minor warranty work and must be capable of performing various "handyman" type tasks.
  • Assist in directing Champion's warranty work crews.
  • Assist in maintaining jobsite work logs to include daily reports, look-ahead schedules, safety documentation, contractor's insurance records, and etc.
  • Perform safety inspections in accordance with Champion's safety plan. The superintendent must also maintain CPR certification in accordance with Champion's safety plan.
  • Assist with or perform daily toolbox talks with all jobsite trades.
  • Perform other duties as deemed necessary by the general manager.


EDUCATION AND/OR EXPERIENCE

  • A 2 year construction management degree or equivalent work experience.
  • Computer experience should include Microsoft Word and Excel.
  • Must be knowledgeable in local building codes to include (but not limited to) 2009 IRC, UPC, IMC and 2011 NEC.
  • 5 years construction experience to include residential construction and directing work crews.
  • Must have a reasonable knowledge of OSHA requirements and understand the required PPE for various tasks.
  • Must be able to read drawing prints.


PHYSICAL DEMANDS:

  • Able to perform physical work, lift tools and materials, and perform physical related construction work.
  • Must be able to operate construction equipment and drive a yard tractor, Skytrak, forklift, or similar equipment.
  • Able to climb ladders and work in elevated areas.
