Job Description
Job Summary: Amentum is seeking an Industrial HVAC/BAS Technician to join our industrial operations & maintenance team at a major pharmaceutical manufacturing facility in Durham, NC. Typical work schedule is Monday-Friday, 7:00 am – 3:30 pm; various hours may be required based on business demand.
This mechanical maintenance technician is responsible for providing an advanced level of expertise in responding to work orders, troubleshooting, and providing preventive and corrective maintenance on the facility mechanical and HVAC equipment and systems in a pharmaceutical environment.
In addition, Building Automation Systems Techs are responsible for operating, monitoring and controlling the Building Automation System, facility support utilities and equipment. BAS Techs are required to perform routes and rounds to validate field conditions, as well as perform light maintenance for the building.
Must have the ability to diagnose and troubleshoot ventilation equipment, pumps, fans, AHU’s, refrigeration, etc. in an industrial environment. Strong mechanical skills are required, as well as the ability to work safely with 3-phase power up to and including 480V. Must demonstrate good written and verbal communication, as well as a solid understanding of large building HVAC systems and their mechanical/electrical controls. Must have the ability to identify and correct any safety-related issues and perform independent equipment evaluations to identify potential equipment failures.

HVAC Maintenance responsibilities:
- Diagnoses, troubleshoots, and repairs facility mechanical systems; facility HVAC equipment and systems; pneumatic and/or hydraulic systems;
- Conducts preventive maintenance inspections and performs required preventive maintenance actions such as lubrication, cleaning, filter changes, etc.
- Troubleshoots and repairs blowers and fans.
- Troubleshoots and repairs heat exchange equipment.
- Performs basic pipefitting repairs on water, compressed air and steam lines.
- Troubleshoots and repairs basic electrical issues.
- Monitor Building Management Systems (BMS/BAS) for alarms and abnormal trends.
- Perform initial troubleshooting and remediation of alarm conditions. If necessary, make emergency calls for support. Document room environmental deviations, root cause and corrective actions in event reports if needed.
- Document daily operations and alarms in appropriate logbooks.
- Operate facility equipment both locally and thru the BMS as necessary to support building operations. Equipment including air handlers, exhaust fans, pumps, water systems, air compressors, chillers, steam accessories, etc.
- Perform routine building rounds to verify no emergency conditions exist.
- Initial point of contact for outside contractors to issue safety work permits.
- Coordinate with security personnel to respond to fire panel alarms.
- Coordinate with janitorial staff as necessary to address water leaks.
- Performs preventive maintenance on mechanical systems control and operating systems as scheduled in the Computerized Maintenance Management System (CMMS).
- Responds and provides service and feedback to the customer on all work orders while assuring compliance to codes, regulations and industry standards.
- Recommends measures to improve maintenance methods and equipment performance.
- Analyzes and resolves work problems, or assists workers in solving work problems
- Understands company policies and enforces safety regulations.
- Safely performs functions of the position including following proper safety guidelines such as job hazard analysis and lockout/tagout procedures and wearing PPE as required. .
- High school diploma or demonstrated equivalent.
- Six years of experience as an HVAC maintenance mechanic in an industrial environment or demonstrated equivalent combination of education and experience.
- Must be able to diagnose and troubleshoot ventilation equipment, pumps, fans, AHU’s, refrigeration, etc. in an industrial environment.
- Must have a solid understanding of large building HVAC systems and their mechanical/electrical controls.
- Qualified applicants offered a position must be able to obtain site specific security access including all applicable background checks.
- Qualified applicants must pass a medical evaluation for respirator use and be able to successfully complete a fit test for each type of respirator needed for the position or for an approved alternate respirator that provides equal or better protection from identified hazards.
- Must be able to work in the U.S. without sponsorship
- Associates degree in industrial electrical, industrial mechanical, HVAC, electronics, or a related facility maintenance discipline.
- Knowledge of building automation system software supporting HVAC, water, steam, and power distribution (such as Honeywell, Siemens, Johnson, Andover etc.)
- Experience diagnosing, troubleshooting, and repairing pumps, motors, gearboxes, bearings, supply and exhaust fans, power transmission components, hydraulic and pneumatic systems, etc.
- Experience performing pipefitting, welding, fabrication, and millwright related work.
- Experience programming, troubleshooting and/or repairing HVAC with building automation systems (Honeywell/Siemens) in an industrial or research facility environment.
- Certified in B.A.S. or Energy Management systems.
- Experience in software programming, particularly in graphics and sequence of operations.
- Possess knowledge of Building Systems sequence of operations
- Experience working with Fire Protection Systems
- Knowledge of Water Systems used in critical environment applications.
- Experience troubleshooting, repairing and working with electrical, mechanical, plumbing, and pneumatic systems.
- Experience using testing equipment such as meggers, voltmeters, multi-meters, etc. used in maintenance and troubleshooting activities.
