Job Summary

This positionsupports the Maintenance, Community Standards, and Lifestyle Departments. Maintenance and Community Standards support revolves around the upkeep of the Community; Lifestyle support includes set-up for most events and some A/V assistance.

Essential Duties & Responsibilities

The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.

With the direction of the Maintenance Manager and Maintenance Office Manager, completes assigned maintenance work orders/work logs ensuring that the work is done in a timely manner, per applicable standards and procedures.

· Maintenance duties include, but are not limited to, painting, pressure washing, cleaning spills, compiling, and maintaining inventories of community property, inspecting sprinkler systems in common area, light janitorial and trash duties.

· Community Standards duties include replacing light bulbs that can be reached with a 6 foot ladder for homeowner requests, checking for trash receptacles on streets and open garage doors.

· Lifestyle duties include assisting with setup and tear down of event layouts; assisting in maintenance responsibilities for private rentals and association functions; operating audio-visual systems.

· Ensures all property and equipment are in good working order and reports any issues found to the Maintenance Manager.

· Reports damage to facilities, property, equipment, or furnishings immediately.

· Follows established policy and procedures, particularly safety procedures; immediately marks off hazardous areas with signs or safety cones and reports safety issues to supervisor in a timely manner.

· Management may assign other duties as necessary.

Additional Duties & Responsibilities

  • Practice and adhere to FirstService Residential Global Service Standards.
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.

Education & Experience

At least one year experience in a building facilities environment or similar setting, light computer skills.

Knowledge, Skills & Proficiencies

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.

· Ability to communicate effectively both oral and written

· Knowledge of all community buildings and maintenance grounds (preferred)

· Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals

· Excellent attention to detail

· Customer service skills

· Bilingual (preferred)

Physical Requirements / Working Environment

The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

· Work is conducted indoors/outdoors in the heat and in the Maintenance shop. Ability to lift more than 50 lbs. Flexible schedule on weekends due to event bookings.

· Employee must be able to work outdoors in various weather conditions, particularly in high heat, and walk long distances.
