The Facilities Technician, Senior II assists with the day-to-day administration, maintenance, operation, and repairs within the GHI Redwood City campus. With minimal direction, the Facilities Technician, Senior II is assigned and required to fulfill service requests, maintain facilities equipment, and perform regular facility inspections while ensuring that required maintenance and related documentation are completed. The Facilities Technician, Senior II must be proficient in evaluating and troubleshooting mechanical, electrical, plumbing, and related building systems and equipment. This individual will oversee and direct service providers and vendors to correct problems and perform maintenance on building systems and equipment. Additionally, they will proactively identify issues, trends, and solutions which ensure optimum building and equipment operation. The Facilities Technician, Senior II will directly support projects, people, and equipment moves, and perform equipment and system upgrades. The Facilities Technician, Senior Il may supervise the work of other Facilities employees in the performance of routine tasks.
Essential Duties and Responsibilities:- Provide support for daily building activities; including, but not limited to, HVAC, electrical, plumbing, and carpentry tasks.
- Perform and accurately document preventative maintenance activities and periodic inspections of building and equipment systems.
- Troubleshoot equipment failures, identify failure points, and trends that require correction and formulate corrective actions.
- Respond to employee service requests relating to building utilities and facilities on a timely basis and clearly communicate with requestors to establish solution specific objectives and provide status updates.
- Collect and analyze data regarding the function of facility equipment, highlight areas of improvement, and develop action plans to improve operations.
- Support the development and implementation of facilities information systems.
- Respond to facilities-related equipment failures; including after hour emergencies.
- Identify and oversee the work of service providers required to perform maintenance activities, create scope of work for tasks, ensure safety and quality standards are adhered to, and overall performance to meet Company objectives.

- Ability to climb ladders, access roof-tops to service and support equipment, and enter active construction areas where safety related personal protective equipment must be worn.
- Ability and means to travel between Redwood City locations.
- High School Diploma or General Education Degree (GED).
- 7+ years of hands-on experience related to the essential duties of the position.
- Basic computer skills, including Microsoft Word, Microsoft Excel, and Visio.
- Basic trade and technical skills; including general knowledge of HVAC principles, BMS/BAS systems, and basic electrical distribution and plumbing systems.
- Demonstrated ability to read and understand space plans, construction drawings, specifications, and operation and maintenance manuals.
- Demonstrated ability to work in a highly collaborative and changing environment.
- Possession of a valid driver's license, no more than two moving violations in the past 36 months, and no unresolved license revocation or suspension issues.
- Authorization to work in the United States without sponsorship.
- Demonstrated ability to perform the Essential Duties of the position with or without accommodation. No disqualifications for employment in the US lab industry as determined by the Federal Government.
Preferred Qualifications
- Certified Station Engineer or equivalent combination of training and experience.
- Prior work experience within the semiconductor, healthcare, and/or biotechnology industries.
- Familiarity of having worked within laboratory environments where hazardous waste is present.
