Position Summary
Operate, maintain, and repair all building systems in such a manner as to ensure optimal operations and safety. Operate, maintain, and repair all building systems in such a manner as to ensure optimal operations and safety. Essential DutiesCreate or maintain, a professional, polite, and build strong relationships with tenants, coworkers, and contractors. Operates, and performs maintenance and repairs of the buildings utility services equipment and systems, including but not limited to:
- HVAC systems (maintain heaters, chillers, pumps, fan coil units, etc.).
- Water treatment programs.
- Electrical systems.
- Lighting systems.
- Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, and sump pumps.
- Perform preventative maintenance duties, including changing filters, oiling motors, replacing light fixtures, inspecting/adjusting belts, replacing bearings, aligning shafts, and annual inspections as directed by manufacturers.
- Monitor and adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the building(s).
- Fire protection and sprinklers.
- Plumbing systems.
- Ability to interpret mechanical and electrical blueprints and schematics.
- Associates Degree or completed apprenticeship in a related field, or High School Diploma combined with relevant work experience.
- 3+ years of previous experience operating and maintain building equipment and systems.
- Knowledge of methods, practices, and techniques of maintaining building equipment and systems.
- Knowledge of equipment, tools, and materials used.
- Ability to keep simple records of activities performed.
- Ability to read and understand blueprints and drawings.
- Basic computer skills ie, Microsoft Office, Building Automation Systems (BAS), and work order system(s).
- 07 electrical, EPA, Boiler.
