Assistant Project Manager
Katerra Affordable Housing specializes in affordable multifamily housing renovations. We are experts at temporary relocation. We know the sensitivity of occupied buildings and the urgency of finishing on time. We are looking for a construction professional who assists and supports the Project Management team with assigned project functions. This role reports to the Operations Manager.
Essential Duties & Responsibilities
- Takes direction from Operations Manager and Project Managers for assigned projects
- Performs routine daily activities in gathering and distributing information to Project Management team and inform Project Manager of any and all potential or known project issues.
- Efficiently and effectively processes, organizes, copies, and files project information
- Properly distributes as needed project paperwork, documents, drawings, specifications
- Budget entry, assists in tracking, recording and communicating project performance to Project Management team
- Process and prepare meeting minutes, submittals, addendums, RFIs, change orders, permits, legal documents, warranty, close out documents
- Provide timely technical correspondence and effective communication to internal staff and external customers
- Assists Project Manager with assigned subcontractor scopes of work and contract management as needed
- Assists Project Manager in project buyout and overall profitability of assigned projects as needed
- Correspond daily with Client, Architect, Engineer, subcontractors and suppliers
- Be prepared to step in with Clients and other third parties in the capacity as Project Manager when needed. Maintain the level of standard of professionalism and service required by Katerra.
- Process subcontractor pay applications, request purchase orders, and review invoices.
- Perform periodic subcontract change order file audits to ensure all change orders are fully executed and stored on the share drive or other designated location.
- Perform systematic subcontractor file audit at the close of project to ensure all change orders and invoices have been received.
- Other duties as assigned.
Required Skills & Experience
- Experience in working with multifamily construction is preferred.
- Computer skills in Microsoft suite (Excel, Word, Project, Outlook, Sage, Procore or equivalent)
- High school diploma or equivalent required. College degree preferred.
- 3+ years of residential or multi-family experience directly related to this job description.
- Some travel required, most in California, some in other states, flexible as workload’s dictate. May include weekdays, weekends and or holidays.
- While performing duties of this job, would regularly be required to stand, walk, sit, reach with hands and arms, climb or balance, stoop or kneel, talk and hear, and use fingers and hands to feel objects, tools or controls, occasionally lift or move up to fifty pounds.
- Use time management, critical thinking, communication, public awareness, and computations, systematic.
- Requires a high degree of independent decision making and professionalism.
