CONSTRUCTION ASSISTANT PROJECT MANAGER - Roseville, CA

The role of the Construction Assistant Project Manager is to provide a variety of management functions to the Construction Department, which includes the responsibilities and functions as noted.

Reports to: Senior Vice President of Construction

Supervisory Responsibilities: This position has no supervisory responsibilities

Job Classification: Regular, Full Time, Non-Exempt

JOB DUTIES AND RESPONSIBILITIES:

  • Manage the project documentation process, including requests for information, material submittals.
  • Managing the collection of bids that are required on new construction and rehabilitation projects.
  • Assisting Project Mangers in the scope development of our projects.
  • Assist Project Managers in financial review and administration of subcontracts.
  • Ability to read and interpret Architectural, Structural, Mechanical, Electrical, Civil and Landscape drawings.
  • Have demonstrated ability to read and interpret Geotechnical, Environmental, and other associated consultant reports that are necessary to build projects.
  • Develop complete scopes of work for new project developments as well as rehabilitation of existing properties.
  • Ability to work on concurrent projects and meet deadlines.
  • Assemble bid packages, place appropriate project advertising, collect bids and coordinate the bid activities of our projects.
  • Assemble detailed bid analysis that will be used to establish the contract value and billing documentation for the project. Work directly with estimators and develop billing documents, which will support our estimating staff.
  • Make phone calls to subcontractors and evaluate the scope of work for each contractor.
  • Input detailed bid analysis into Prolog. Assist Project Managers with the review, analysis and award of Subcontracts.
  • Assist in the preparation of Owner Change Order Requests. Collect, copy and collate subcontractor “back-up” that will be attached to the Change Order Request.
  • Log project data into Prolog
  • Manage the approval of material submissions on the project. Assemble, collate and process material submissions to our project consultants as well as the internal departments within USA. Follow submittal protocol.

Education/Experience

A High School diploma is required for this position. A 4 year technical degree in Architecture, Construction Management or Civil Engineering is preferred. Experience in construction management is desired.


Language Skills

Ability to read and interpret documents such as blueprints, soils reports, environmental reports, municipal documents, and operating and procedural manuals, and safety documents. Ability to write routine reports and correspondence. Ability to interact/communicate effectively in a professional and pleasant manner with Vendors, Affiliates, Stakeholders, Corporate Shareholders and Company Employees.


Mathematical Skills

Knowledge of basic accounting principles. Ability to effectively reconcile account balances,

calculate figures and amounts, and apply basic math concepts.


Technical Knowledge

Ability to operate proficiently within the in-house computer software programs and Microsoft Office Programs such as Excel, Word and Outlook and Prolog. Ability to operate a 10-key with speed and accuracy, fax, copier/scanner, telephone, personal computer, and typewriter.


Reasoning Abilities

Ability to apply principles of logical thinking to a variety of practical situations and accurately

follows standardized procedures that may occasionally call for minor deviations. Must be able to

think rationally beyond a specific set of instructions. Must be able to work at a fast pace, perform

duties while under pressure and meet deadlines in a timely manner.

The work may demand heavy lifting, pushing, pulling climbing stairs, carrying and bending, sometimes at great heights.


Work Environment

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this position. The employee will typically be in a normal office environment with little exposure to excessive noise, dust, fumes vibrations or temperature changes. There will be frequent computer use at a workstation and frequent use of the telephone. The work usually requires working at a fast pace with unscheduled interruptions. On occasions requiring travel, the work environment could vary - temperature fluctuations are typical when spending time outside inspecting a property.
