Requirements

Superintendent of Buildings and Structures - Georgetown University Facilities Management

The Superintendent of Buildings and Structures directs the operations and services of a central shop responsible for providing campus-wide building and structural maintenance services to ensure safe and desirable surroundings. Services include carpentry, locksmith, mason and brick repair, painting, roofing and sheet metal, and related building and structural services. They plan, schedule and direct activities such as planning and estimating jobs, determining repair methods and procedures, and inspecting work for acceptance.

Reporting to the Director of Facilities Management, the Superintendent directly supervises approximately 12 skilled trades and maintenance support personnel in duties that include but are not limited to:

Maintenance Services

Supervises skilled trade workers and supports personnel providing carpentry, locksmith, masonry, painting, roofing and sheet metal, and related services to maintain and repair University buildings.
Plans and schedules work orders from the Work Management Center (WMC) in response to requests for service, inspections, and department management actions; and acts on such orders to repair, replace and to otherwise make usable and operational buildings and other structural facilities.
Schedules and/or directs non-routine and emergency repairs.

Supervision

Assigns work orders to appropriate staff based on the nature of requested work.
Accompanies workers to work site and, as necessary, instructs them in work procedures, methods, materials, tools and equipment to be used.
Inspects work in progress and upon completion, depending on size and nature of project, and as appropriate and necessary, directs staff in correcting, modifying, adding to, and performing other necessary tasks to ensure that work orders are properly completed.

Management Advice

Advises management on alternatives regarding building and structurally related problems.
Confers with building users regarding their request, and discusses and explains requests and problems with such users to facilitate appropriate and cost effective decisions.
Refers costly or non-routine requests to department management for action.
Participates in final inspections of contracted work to ensure that completed work meets requirements and is acceptable.

Technical Projects

As necessary or requested, estimates the time and material costs of projects.
Lays out projects and prepares plans and diagrams.
Confers with requestors and department staff on design and to select/recommend materials.

Skills Training

Schedules and/or reviews and approves schedules of staff to ensure effective services.
Reviews training needs of staff and makes appropriate arrangements for training.
Participates in selecting new employees.
Evaluates employee performance and takes appropriate steps to correct inadequate performance.

Inventory

Ensures the maintenance of inventory of materials and supplies.
Selects and requisitions the type and kind of supplies and materials to use, and monitors use to avoid unnecessary waste.

Budget

Provides department management with information regarding needs and requirements and related costs to ensure required funds are available.

Records Maintenance

Initiates and maintains forms and records required to provide services.
Reviews completed work order requests to ensure actions are properly entered.
Ensures that forms and documents and properly prepared and submitted in a timely manner, and that related records and files are maintained.

Compliance

Keeps informed of departmental and University rules, regulations and guides pertaining to employment obligations, conflict of interest and ethical behavior.
Complies with attendance, reporting to work, and dress requirements.
Utilizes appropriate procedures to communicate dissatisfaction with department or University policies or practices.
Avoids conflicts of interest, or its appearance, in dealings with parties outside of the department or the University.
Reports known or observed violations of law or University rules and regulations to proper authorities.
Values the contributions to the department of persons of diverse cultural and economic backgrounds.
Shows regard for the property of the University and the rights of others.

Qualifications

High school diploma or certified equivalency
Six years of progressively responsible facilities management experience that includes responsibility for building structures
Two years of supervisory experience
Completion of an apprenticeship in one of the building trades
