JOB PURPOSE In general, this position will include maintaining a high quality of curb appeal for the property, including interior units, hallways and the clubhouse and exterior entrances and amenity areas. ESSENTIAL DUTIES AND RESPONSIBILITIES 1. Assist in preparation of market ready unit and monitor the condition of move-ins for the week. Check units just prior to move-in for final condition. 2. Routine work orders must be responded to within twenty-four (24) hours and completed within the same time frame, if at all possible. 3. Maintenance of swimming pool, amenity areas, spas, and fountains: a. Vacuum backwash, etc. b. Maintaining proper chemicals and water levels c. Daily logs maintained d. Maintaining pool furniture e. Cleanliness of pool area f. Maintenance and repair of deck and entire pool area. 4. Maintenance, daily cleaning, and repair of common areas (to include sweeping, washing, and general cleaning): a. Halls or breezeways and around buildings b. Clubhouse c. Offices d. Picnic areas e. Tennis courts f. Models g. Parking lots h. Dumpster or compactor pads I. Laundries j. Grounds, entrances, signage (flags and banners) and curbs k. Site lighting and special project lighting (e.g., Christmas trees) L. Check and secure garage doors, maintenance/supply buildings 5. A continuous program of painting doors, handrails, hallways, etc., throughout the common areas of the community. 6. Ability to take on-call. 7. Keep maintenance shop clean and swept regularly. 8. Communicate regularly with Maintenance Supervisor or Community Manager regarding issues and recommendations for property improvements. 9. Monitor security - all vacant units, outside doors of clubhouse and other maintenance and/or common facilities and amenities. Ensure doors are locked. General property safety and security and accident prevention, including key control. 10. Follow all OSHA guidelines, safety procedures and wear safety equipment at all times 11. Maintain professional demeanor with residents 12. Other duties as determined and required by Property Manager. ADDITIONAL DUTIES AND RESPONSIBILITIES In some instances this job description will include housekeeping duties relative to common areas and the clubhouse (e.g., a property without a housekeeper), including: 1. Vacuum clubhouse, offices, and common areas and dust off all sills and corners on a daily basis. 2. Shake and sweep mats at clubhouse and sweep and clean tile in spa and sauna areas. 3. Clean clubhouse baths and kitchen floors and replace paper supplies as needed. The employee may be asked to perform other duties as required by business needs. Resident services if applicable: a. Dry cleaning delivery b. Trash pick-up at door (twice weekly) c. Welcome basket delivery d. Any other services that may be in place as a temporary promotion. Daily walk-through of vacant apartments. QUALIFICATIONS Experience and Education 1. HVAC Certification 2. CPO Certification 3. High school education or GED 4. Minimum of 2 years experience in multi-family 5. Working knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry and general construction. 6. Neat, clean, and professional appearance; maintain a professional attitude and work habits in dealing with the staff, vendors and the public. 7. Valid Driver’s License PHYSICAL, MENTAL, AND ENVIRONMENTAL CONDITIONS OF THE JOB Physical Demands of the Position a. Medium work – frequently lifting, carrying, pushing or pulling 20-50 lbs. occasionally, 10-25 lbs. frequently or up to 10 lbs. constantly. b. Climbing – frequently ascending or descending stairs, ramps, occasionally ascending and descending ladders. Body agility is important. Maintaining body equilibrium to prevent falling when walking, standing, or crouching. c. Stooping – frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles. d. Kneeling – frequently bending legs at knees to come to rest on knee or knees. e. Crouching – frequently bending body downward and forward by bending legs and spine. f. Reaching – frequently extending hands(s) or arm(s) in any direction. g. Handling – frequently seizing, holding, grasping, turning or otherwise working with hand or hands. Fingers are involved only to the extent that they are an extension of the hand, such as to turn a switch or shift automobile gears.
