Summary
This position manages all aspects of the facility operations, physical plant and maintenance operations, including building scheduling and maintenance, custodial, safety, security, and grounds maintenance. Plans, oversees, and coordinates the implementation of construction and capital improvement projects, and directly participates in overall facilities planning.
Essential Duties and Responsibilities
- Provides technical leadership for the integrated physical plant activities and Mechanical, Electrical, and Plumbing components, to include maintenance and construction, facilities management, custodial services, grounds and landscaping
- Develop training programs and ensure all staff members are proficient in operating and maintaining all related building mechanical, electrical, and plumbing systems
- Develop, implement, document and maintain effective facility maintenance policies, procedures and programs to include P.M. Software program tracking, HVAC systems and equipment, electrical systems and equipment, refrigeration systems and equipment, kitchen systems and equipment, structural systems, facility hardware systems and equipment, and facility material handling and specialty equipment
- Oversee and provide cause for proper control and care of M.E.P. inventories or supplies, spare parts, shop tools and equipment. Oversee and provide cause for proper maintenance and care for mechanical shop conditions
- Maintain safe working conditions and safe working procedures in a clean and orderly working environment
- Oversee related contracted maintenance agreements
- Develop bid specifications, renew agreements, and manage all other related items to ensure that acceptable and quality performance levels are achieved
- Works with Director of Operations to oversee the planning, coordination, and implementation of major capital improvement projects for the facility.
- Evaluates preventive maintenance programs; modifies programs to increase efficiency and effectiveness.
Supervisory Responsibilities
- Supervise full-time and part-time engineering and maintenance staff. Properly schedule staff to cover facility operating hours in an efficient and effective manner. Assign specific work tasks and monitor progress as to timeliness and quality of results. Ability to communicate effectively, both orally and in writing.
Qualifications
- To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
- Minimum of 5-7 years' experience industry experience in a senior management function of an Arena, Convention Center, Hotel, or stadium, or equivalent combination of education and experience
- Familiarity of OSHA requirements
- Experience in engineering operations (HVAC, electric, plumbing etc.)
- Experience in budgetary process
- Knowledge of boilers, chillers, refrigeration and ice making helpful
- Excellent communication and interpersonal skills and organizational ability
Ability to work with and maintain highly confidential information is required
- Ability to work simultaneously with a broad variety of vested interest groups and to foster a cooperative environment
- Demonstrated knowledge of the principles and practices used in the successful management of entertainment or convention facilities of a similar description
- Ability to anticipate problems and implement immediate corrective action
- Ability to perform effectively under significant pressure typically associated with meeting the demands and timetables of the entertainment industry
- Considerable knowledge of safety regulations and other federal, state or local laws and regulations
- Effective supervisory skills
- Ability to deal effectively with human resources and personnel problems; to deal constructively with conflict; to motivate, provide counsel and execute applicable solutions

Responsibilities
- The Senior Manager of Facility Operations is responsible for the management responsibility for all services and activities involved in operations and engineering
- Select motivate and evaluate supervisory staff; provide or coordinate staff training; work with employees to correct deficiencies; and implement discipline
- Plan, direct, coordinate, and review the work plan for operations and housekeeping and set up crews
- Meet with staff to identify and resolve problems; assign work activities, projects and programs; monitor work flow; review and evaluate work products, methods and procedures
- Participate in the development and administration of the Operations and Engineering budget as requested by General Manager
- Forecast of additional funds needed for staffing, equipment, materials and supplies; monitor and approve expenditures and implement adjustments as necessary
- Oversee and approve the set-up of events; coordinate facility arrangements with contractors as well as in-house staff
- Coordinate with contractors for projects outside the auspices of internal operations
- Responds and takes appropriate actions (on-site & off-site) in the event of emergency or critical incidents, i.e. system failures, fires, flooding, or other emergencies
- Manages subordinate Management who supervise employees in the Operations and Engineering
- Responsible for the overall direction, coordination, training, and evaluation of these units
Education and/or Experience
- Bachelor’s degree in Engineering with a minimum of (5) years full-time work related experience in the public assembly industry and/or equivalent combination of education and experience
Skills and Abilities
- Demonstrate knowledge in operational procedures, facility capabilities, industry terminology, event-related service and technical requirements for the types of events anticipated at the facility.
- Understand and be capable of insuring that all laws, building codes, ordinances, policies, procedures, risk management and emergency procedures are followed
- Be familiar with the principles and techniques of supervision, training, budget preparation and purchasing
- Possess any licenses, certificates or training required by local, state or national authorities for the operations of the equipment found in the facility
- Respond to routine, precautionary and emergency alarms from building automation and life safety systems. Follow and adhere to all safety precautions and procedures
- Operate equipment such as light trucks, pallet jacks, forklifts, skid loaders, scissor lifts, JLG lifts, scrubbing machines or other light power-driven equipment
- Operate Simplex Fire Alarm Panel and related Simplex Systems
- Be licensed and insured to operate a motor vehicle in the United States.
- Skill in examining and re-engineering operations and procedures, formulating policy, and developing and implementing new strategies and procedures
- Strong interpersonal and communication skills
- Skill in the use of personal computers and related software applications
- Knowledge of building trades repair and maintenance.

- EPA Certification
- Fork lift certification preferred
