What this job involves –
The candidate will work directly with two Senior-level brokers and participate in a variety of the team’s overall responsibilities including a focus on supporting business development, transaction management and client relationship management. The vast majority of the role (80%) will be focused on services as the day-to-day contact for existing client relationships and transactional duties.
The candidate needs to have the ability to shift quickly between strategic initiatives, special client requests and tactical day-to-day responsibilities. The candidate should have great communication and organizational skills. Tasks will vary day-to-day based on client and prospect demands. The candidate will need the ability to engage and interact effectively with clients, prospects, JLL management and JLL staff throughout the US. The individual will be involved in all aspects of the evaluation, negotiation, and successful delivery of real estate services.
Transaction Management Responsibilities
Independently manages and executes transactions of all sizes with high level of proficiency and knowledge
Delivers measurable value by negotiating favorable economic and flexible lease terms for the client.
Work with JLL technology tools to customize reports, dashboards and analytics specific to account team usage
Assist Clients in completing a large number of transactions annually and independently execute lease and capital transactions of all types and sizes while adhering to Jones Lang LaSalle's and the Client's processes and standards for expertise and professionalism
Actively monitor progress of assigned transactions as well as those of direct reports
Collect client requirements, obtain market data, review market reports, retain real estate broker partners nationally, oversee site selection and site evaluation, create requests for proposals (RFP's), negotiate letters of intent, leases, purchase and sale agreements, and prepare approval packages for client's senior management
Develop occupancy cost savings strategies, develop and evaluate alternative occupancy solutions and financial structures and refine existing transaction processes and procedures
Review commission invoices for accuracy and progress on payment; review Dealio for accuracy and assure it is updated regularly
Ensure consistency in delivery of materials and service to clients through strong local broker management and streamlined processes
Review of lease documents, write lease summaries and run key lease criteria reviews. Manage critical dates and proactively approach clients with opportunities.
Client Relationship Management Responsibilities
Assume key transaction responsibilities for strategic clients
Provide advice on client transactions
Lead regular client meetings and conference calls
Improve client transaction management processes
Work directly with clients and team members to resolve financial model, transaction and landlord issues
Manage transaction reporting to the clients
Manage account reporting to the clients, including preparation of materials for Quarterly Business Reviews, Annual Business Reviews and one-off client requests
Keep clients abreast of the latest JLL research
Business Development Responsibilities
Identify cross-selling opportunities on existing accounts and develop strategies to secure additional business from clients
Work with brokers/marketing/research on new business proposals and presentations as requested
Research potential new prospects, utilizing information from local news sources, LinkedIn, JLL research, etc.
Participate in new business development meetings and pitches as needed

2+ years of commercial real estate experience
Real estate brokerage or salesperson license (preferred)
Hands-on team player who has a strong execution orientation
Demonstrated success and passion for collecting and using qualitative and quantitative insights to drive marketing decisions
Proven ability to participate in and influence cross-functional teams
Strong project management skills to prioritize high impact activities and keep complicated projects moving forward
Extremely organized and capable of managing multiple initiatives with minimal direction
Ability to develop and maintain strong internal team relationships resulting in outstanding results
Excellent written and verbal communication skills
Strong computer skills including advanced knowledge of Microsoft Office
Strong analytical, research, and problem solving skills, solid judgment and decisiveness
Ability to work well under pressure and to meet tight deadlines
