The Disclosure & Closing “Closing Specialist” is responsible for generating Initial Loan Estimates in compliance with CFPB Regs Z and X. Generating Rate Lock Loan Estimates and Loan Estimate Changes of Circumstance in accordance with the policies and procedures of the HFC Secondary Department. Recognize the cause of Change of Circumstance and the effect of the issuance of the Change of Circumstance disclosure on the loan. Issuing the entire Closing Disclosure and the delivery of the closing package to the appropriate Settlement Agent.
What You Will Do:
- Monitor queues within Loan Origination software to ensure accurate and timely generation and delivery of Initial Loan Estimates
- Generate Rate Lock Loan Estimates and Loan Estimate Changes of Circumstance in accordance with the policies and procedures of the HFC Secondary Department
- Issue Initial Closing Disclosures according to HFC guidelines and CFPB regulations
- Deliver Closing Packages to Settlement Agents, in addition to ensuring the prompt return of the Closing Package, and the accuracy of the documents executed at the loan closing
- Respond to e-mail/phone information requests in a timely and appropriate manner
- Provide assistance to other teams when called or asked for
- Prepare and release Closing Loan Documents
- Review and audit all correspondent mortgage documents prior to releasing docs to ensure loan is purchasable by the investor—Title documentation, Appraisal, Credit documents etc
- Work closely with Loan Officers, Processing and Underwriting team to ensure that all conditions are correct and have been met prior to scheduling of final closing
- Responsible for coordinating with Title company to arrange closing and balance final figures on final closing disclosure
- Responsible for the auditing of loan files in accordance with Lending guidelines as well as Federal and State regulations to ensure the loan meets requirements
- Ability to prioritize and maintain efficiency of loans in high volume and fast paced environment
- Strong organizational skills
- General knowledge of Encompass
- Clear communication with various individuals (title companies, branches, other departments)
- Must ensure closing package is accurate prior to releasing
- Perform the final Compliance MAVENT on each loan to be sure we close in compliance with state and Federal High Cost tests
- Must be experienced with FNMA, FHLMC, USDA, FHA and VA Guidelines. DPA and/or 203K knowledge a plus
- Performs other related duties as assigned
What You Need to Be Successful:
- Prior experience in the various job duties and responsibilities of a Disclosure & Closing Associate II and III is required
- High level of attention to detail is a must
- Motivated to pursue a career within Disclosure and Closing Department or within Mortgage Industry
- Demonstrated critical thinking skills
- Maintains composure in high pressure, tight deadline driven environments
- Strong oral and written communication skills
- Self-starter with the ability to follow manager-assigned duties relating applicable policies and procedures
- Successful candidate must be proficient using computers and be able to learn new systems
- Must be able to work independently and coordinate with a team
- Possess the ability to multi-task and prioritize
- Ability to sit at a desk and in front of a computer screen for 6 - 8+ hours on a daily basis
- Open to work flexible hours, if needed
After initial training:
- Requires working knowledge of laws and regulations pertaining to mortgage lending institutions including regulations B, C, and Fair Lending Practices, as well as knowledge of mortgage lending institution operations and procedures.
- Requires basic knowledge of the HFC Secondary Department.
