OverviewAs a Regional Maintenance Director, you will be responsible for overseeing the maintenance operations, including projects and repairs for all communities within the region, both capital and operational. Your role will be process oriented and will be responsible for assisting in the development of operational processes and efficiencies within the portfolio. This includes but is not limited to ensuring the maintenance team is trained on policies and procedures, have access to available resources as well as confirming the adherence and alignment to the established processes by all maintenance personnel. You will work in conjunction with RPM to drive best practices and processes to ensure the portfolio’s physical condition is well-maintained and meets Avanath’s quality standards in order to deliver on our mission of providing exemplary service.

Key Accountabilities Fiscal Accounting- Ensure that the financial control through budget and capital improvements monitoring and reviews with the RPM and Construction division.
- Consult with Property Managers, Asset Managers, and RPM on annual budgets and soliciting bids for major repairs, purchases, or contracts.
- Produces reports and monthly financials in an accurate and timely fashion and in alignment with Avanath’s operational protocol as established.
- Provide reports to RPM on Inspections, capital Improvement or large-scale operation projects.
- Oversee large capital projects and effectively communicate between multiple departments.
- Maximize the operating efficiency and financial performance of the portfolio by developing strategic plans for enhanced performance.
Staff Leadership- Experience managing sites and a diverse workforce.
- Direct and support the personnel and performance of each site, coaching leaders and providing clear and concise feedback and direction, selection and staffing decision-making.
- Overseeing maintenance projects and repairs, vendor selection, contract administration, and training. This Includes working as a liaison with the CA Capital team as well as vendors partners and property management.
- Assesses and completes the team’s performance on an annual basis.
- Recognizes opportunities for team development when there is performance based and cultural concerns.
- Challenges all team members to achieve higher levels of performance by establishing and communicating clear goals.
- Able to respond to any team member concern, maintenance condition, resident problem, breach of security, and/or emergency.
- Coordinates and oversees on-site operations including budget implementation, compliance matters, vendor relationships, contractor workmanship,
- Creates and supervises the schedules of all personnel to ensure maximum efficiency.
Resident Relations + Customer Service- Positive interaction and communication with residents regarding operational concerns, community initiatives and other community related subjects.
- Refers residents as necessary to other appropriate services and agencies which might be able to help as needed.
- Assist the team in creating and implementing systems that provides necessary services to residents, including the immediate acknowledgement and prompt action to correct complaints.
- Adherence to Property Management policies, regulations, and guidelines
- Respond to any potential housing violations and liability concerns regarding the property in a prompt, transparent and effective manner.
Adherence to PM Rules, Regulations and Guidelines- Must adhere to company safety policies and ensure that all employees work in a safe and secure environment.
- Must comply with all OSHA safety regulations, federal, state, ad local applicable laws regarding health, safety or environment, Including Avanath's standard operating procedures and policies.
Physical Demands & Working Conditions- The incumbent in this is classified as essential staff and is expected to report to work and adhere to all safety and business protocols established during the pandemic. Please be further advised that Avanath does require temperature and symptom monitoring to assist the teams in minimizing risk of exposure.

- May work in an elevated site, may walk on uneven ground
- Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling
- Travel by car and by plane is required frequently
Qualifications- 5-8 years of experience maintenance supervisor position is highly desired.
- Certifications In HVAC, CPO, OSHA preferred
- Must possess intermediate skill level of the Microsoft Office Suite (Word, Excel, PowerPoint), Yardi, Internet and email knowledge of LIHTC and Tax Credit qualifications highly required.
- 5-7 years of experience in property management industry required.
- Frequent travel within region as well as regional corporate and industry travel required
- Training experience desired (previous management experience of at least 5 or more)
- Strong interpersonal skills as well as strong verbal and written communication skills required.
- Ability to interact effectively with senior executives, business vendors, community associates and investor contacts as needed.
- Ability to work well under time and other constraints.
