Real Estate Strategy Analyst

The Real Estate Strategy Analyst will report to the Director of Real Estate Strategy and will be a hybrid role, encompassing both Real Estate Strategy and GIS. For Real Estate Strategy, the analyst will be actively engaged in analytics on the individual store and market level to further help decide where to open successful Harbor Freight stores through time in the field and working at a desk while assisting with the new store opening process. For GIS, the analyst will be sharing in responsibility for updating, creating and analyzing spatial data used for analyses and mapping for all of Harbor Freight Tools. Based upon successful performance in this role, this position can be a stepping stone to further roles in real estate strategy, finance, GIS, or a number of other highly analytical roles within the organization.
Essential Duties and Responsibilities
- Drive analytical support for various initiatives including, but not limited to for where to open new stores:
o Sales forecasting and cannibalization analysis for new sites.
o Pro forma P & L and investment analysis for prospective sites.
o Leverage time spent in the field to better understand risk around particular markets
o Various special projects and reporting requirements.
o Assisting with pulse replies and quarterly post audits.
- Complete monthly and bi-weekly reporting for Real Estate, Facilities and Lease Renewals.
- Play an instrumental role in the Real Estate Committee process, whether it be preparing all material or presenting to the Real Estate Committee.
- Identify and apply innovative ‘best practices’ and industry benchmarking for real estate strategy.
- Work on both static (PDF/image) and dynamic (ESRI webmaps, Tableau, PowerBI) maps that include factors such as competitor locations, sales and customer activity, media reach, modeled data (core customer data), drive time data, to name a few.
- Assist in all existing geo-spatial workflows in the company, completing monthly workflows and suggesting improvements to existing geospatial processes.
- Assist in maintenance of geospatial databases for all of Harbor Freight including store locations, region/district boundaries, individual store trade areas, customer penetration and sales per customer.
- Assist in cross functional projects as a junior partner, especially in Marketing: A sample project for Marketing would be to collect, verify, and normalize data from various marketing vendors and maintain a database of marketing efforts (sales, circulation, marketing costs, etc.) at the zip and sub-zip level.

Requirements
Job Qualifications –
Education and Experience Required
- Bachelor's Degree or equivalent, in Economics, Finance, Geography, Cartography, or related Geo-spatial field.
- Experience with traveling for work on a frequent basis. Preferred
- Experience in Real Estate Strategy, Market Planning, Site Selection, and Market optimization preferred.
- 2+ years’ with some GIS experience at a retailer, public entity or industrial operator developing maps and analysis using mapping software & applications a plus.
- Experience with SQL or other business intelligence platforms like Cognos, Qlik Sense, Alteryx, Tableau or Microsoft Power-BI is a plus.
- Hands on experience leveraging GIS tools such as QGIS, OGR/GDAL, and ESRI products is preferred to provide technical support and map production.
- Experience with sales data, retail data, and/or direct marketing customer information preferred.
Job Qualifications-
Skills Required
- Bachelor’s degree level of fluency in mathematics and reasoning.
- Ability to present data and communicate clearly and effectively – both to peers and to senior management.
- Fluent in English language, written and verbal
- Knowledge of GIS operations, Logical Data Modeling, and relational databases.
Preferred
- Excellent Excel and Access skills – additional database and business intelligence (BI) skillsets preferred.
- Excellent knowledge of spatial database and general database structures, as well as a proficiency in using windows and networking components is preferred.
