Job DescriptionThe Basilica of the Assumption is seeking candidates for an Operations Manager. Using independent judgment with minimal supervision, supervises and coordinates the activities to maintain efficient operations for the Basilica, Sexton's Lodge, Archbishop's residence, Mission House, and John Paul II Garden. Provide preventive and corrective maintenance on all equipment, buildings, grounds, and vehicles at all Parish Facilities (including but not limited to the Church, Convent, Prayer Garden, Residence, and Sexton's Lodge, occasional involvement and coordination with Catholic Center staff and operations) to ensure safety to all persons, including staff and visitors, and to extend the life and appearance of these items. Perform ad hoc duties in support of the Archbishop and Archdiocesan events occurring at the Church and Residence. Manage the efforts of and provide guidance to support staff and volunteers.
Job Responsibilities:
- Responsible for the maintenance and repair of Parish Facilities as defined above and as determined necessary
- Oversee and ensure the ongoing implementation of the Preventative Maintenance Program for the Basilica, Sexton's Lodge, Archbishop's residence and the John Paul II Prayer Garden
- Oversee the work of all contractors to insure that the contract specifications are adhered to; advises contractors of concerns and monitor fulfillment of same
- Constantly monitor the condition of all buildings and systems to identify problems as they arise and to propose cost-effective solutions in a timely manner
- Perform a variety of facility maintenance and repair duties, including but not limited to: supervision of mopping, vacuuming, and carpet cleaning; replacing electrical switches and lights; scheduling the painting of inside and outside surfaces; engaging in basic masonry and carpentry tasks, replacing or fixing doors and hinges, replacing wiring, etc.
- Perform basic installation, maintenance, repair, and cleaning of equipment, hand and power tools, parish vehicles (especially the Archbishop's car), and appliances.
- Set up tables and chairs, and other physical items for daytime, evening, and weekend functions/events as directed. Break down same items upon conclusion of functions
- Operate and maintain all systems at Parish Facilities (Fire Alarms, Building automation, HVAC, Sound, Lighting, Security System, Security Cameras) for regular operation and during daytime, evening, and weekend functions/events as needed
- Assist as needed with the maintenance of residence and parish grounds (including mowing) to ensure that they are maintained in a neat and safe manner
- Coordinate and assist with snow removal and treatment
- Comply with occupational safety regulations regarding chemical handling laws and safety/regulations as required
- Move and transport furniture, books, files, filing cabinets, and other miscellaneous items between and from buildings
- Maintain inventory of supplies needed to perform job duties. Make work material purchases as needed within purchasing authority and with approval of Business Manager or Rector
- Develop and maintain a schedule/maintenance plan using Net Info Facilities for basic and recurring repairs at the Church and Residence. The plan should include maintenance that occurs yearly, quarterly, monthly and weekly
- Perform other duties as required
Job Requirements- High School Diploma or equivalent required. Must possess a valid State driver's license
Formal education and work experience in all areas related to the management of complex and historic buildings and related systems. Demonstrated ability to read and understand building blueprints and similar architectural plans and systems in order to troubleshoot and to identify the type of contractor who may need to be contracted to perform repairs
Minimum five years prior experience in repair work for multiple facilities, including cleaning, building and equipment repair and maintenance, and grounds-keeping. Must possess ability to:
- Move, load and unload basic equipment and supplies weighing 50 pounds or heavier
- Perform basic life operational functions of climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, talking, hearing, and repetitive motion
- Work independently without direct supervision
- Make judgement related to emergency and safety manners
- Independently recognize repair and maintenance needs and respond to them in a timely manner
- Honor and maintain confidentiality
- Work positively and effectively with others; respond to multiple demands respectfully; prioritize work and meet deadlines
Demonstrated knowledge of and experience in maintenance in the fields of carpentry, electrical work, cement work, painting and minor drywall repair, plumbing, sanitation, mechanics, lock-smithing, HVAC systems, grounds maintenance, and janitorial care required. Some formal vocational and/or apprenticeship studies in at least two of these areas preferred.
Minimum two years formal supervisory experience, preferable including the supervision of skilled and well trained volunteers as well as employees.
Must possess the visual acuity and manual dexterity to operate mobile equipment in a safe manner.
N.B. This position will require work schedule flexibility and on-call availability in order to respond to emergency needs when they arise.
