OverviewWho are we? Olive Tree is looking to expand its scaled, vertically integrated multifamily operation to new growth markets nationally. In order to facilitate this growth, we are looking to bring on several energetic and entrepreneurial Associates; each of whom will be responsible for driving top-decile multifamily acquisition opportunities in 5-7 geographically proximate growth markets in the U.S. The Associate will report to VP of Acquisitions and will be taught Olive Tree’s proven process for sourcing, underwriting, and executing multi-family acquisitions through marketed and off-market transactions.

Olive Tree has grown rapidly thru teamwork, entrepreneurial vision, and consistent execution. The firm was started in early 2017 and has since grown to 7,000 acquired apartments and 250+ employees. We are a durable, scalable, process-driven team that has been ranked a top 3 apartments acquirer in Atlanta and Houston in the past 18 months. Since we are growing at a rapid pace, we are looking to add to our team!
QualificationsWhat you will need to succeed:
Successful candidates will possess the following qualities: prior multi-family brokerage or acquisitions experience, strong relationship-building skills, strong organizational skills, and quantitative aptitude.

  • Bachelors Degree a plus
  • 3+ years of multi-family work experience with a focus on prior experience in multi-family sales brokerage, investment sales brokerage, debt brokerage or acquisitions.
  • Willing to travel across the continental US.
  • A proven ability to execute effectively across a multifamily portfolio.
  • Highly motivated, strong leadership skills
  • Ability to work autonomously, be proactive, and multi-task.
  • Strong work ethic, integrity, and ability to thrive in a dynamic entrepreneurial environment.
  • Comfortable in a collaborative team-based setting.
  • Excellent interpersonal, verbal, and written communication skills.
  • Proficient with technology (Smartsheets, Excel, etc.) to effectively track and manage KPI’s
Environmental requirements:
  • While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; sit for prolonged periods of time; use hands to grasp, handle or feel; and reach with hands and arms.
  • This position requires the ability to occasionally lift office products and supplies, up to 30 pounds.
ResponsibilitiesWhat your day to day will look like:
As an Associate in the Acquisitions Department, you will be responsible for deal sourcing and underwriting opportunities within your covered geography.
  • Source multi-family investments through various channels in your target markets
  • Evaluate and underwrite new deals
  • Maintain and organize deal pipeline, including bid dates, contract signings, and closings
  • Coordinate with other members of team throughout capital raising and diligence process to ensure execution

Target qualities:
  • Relationship-builder: Establish and maintain relationships with top mutli-family brokers in assigned coverage markets.
  • High-energy hunter: Maintain a sense of urgency in underwriting inbound opportunities to quickly determine which opportunities are sufficiently attractive.
  • Follow-up machine: Business is won on the third and fourth follow-up. Be ready and willing to maintain a sense of urgency, organization, and discipline with follow-up to pull attractive opportunities across the finish line.
  • Proactive builder: We not only respond quickly to inbound deal opportunities but also create internal lists of highly attractive deals. Be prepared to methodically follow-up with broker or seller contacts to chase down these opportunities.
  • Effective collaborator: Our culture is one of teamwork and collaboration. We do not compete against each other internally - we are one team. Be prepared to collaborate internally with VP of Acquisitions, Transaction Manager, Chief Construction Officer, and other leaders to facilitate deals. Our ethos is mutual understanding and collaboration.
  • When opportunity strikes: Be ready to jump on a plane to touch the asset and its comps.
  • Dynamic thinker: Most deals are not sufficiently attractive to warrant our interest. We are looking for candidates who can think quickly on their feet and in the flow of conversation spot the right opportunities and re-focus the conversation on those deals. You don’t need to be a rocket scientist but you need to possess above-average quantitative aptitude.
  • Attentive to detail: It’s important to see the big picture but the way the organization benefits from your efforts is by knowing that your work-product is bulletproof. Therefore, we are looking for candidates who respect the details and check their work.
