Position Summary The manager of Facilities and Operations supervises the work of building maintenance staff and provides project management for building construction. Manages outside contractors and provides environmental stewardship and education focusing on energy conservation and alternative energy technologies. The manager is responsible for proper operations and preventative maintenance of all campus building systems and equipment. The manager oversees and is accountable for prompt and efficient customer service.
Reporting and Supervisory Relationships 1. Direct reporting relationship to the Executive Director of Facilities and Operations. 2. Direct supervisory relationship with unit support staff.
Essential Responsibilities 1. Receives work order requests and assigns accordingly. Makes inspection rounds of campus building facilities for the detection of maintenance problems and system malfunctions. Diagnoses equipment and system malfunctions and determines appropriate course of action. 2. Plans, directs, manages and leads overall operation of the college’s buildings and provide project management for all outside construction projects related to buildings and sustainability. 3. Confers with the Executive Director of Facilities and Operations and other management staff regarding the planning, scheduling, and execution of work orders as well as construction projects, special building projects and repair of systems 4. Determines the contracts necessary to supplement the maintenance work force and manage resulting contractors. 5. Performs unit inventory control functions; interviews vendors and prepares requisition requests for the procurement of equipment, materials, and supplies; assists in the preparation of specifications and letting of bids on major purchases; and inspects supply receipts for completeness and accuracy of order fulfillment. 6. Monitors and controls distribution of locking mechanisms and keys throughout the college. 7. Coordinate with campus departments to identify, initiate, and support resource conservation policies on energy and water reduction. 8. Prepares plans for trash and rubbish removal and plans for maintenance and supplemental landscaping projects for all Prairie State College sites. 9. Oversees housekeeping activities in Building “K” and other areas where department equipment and supplies are stored. 10. Develops and maintains proper budgeting, fiscal and personnel resources, report preparation, and management within the assigned area. 11. Establishes and maintains a positive communication network within the Facilities and Operations Department and throughout the various departments serviced by Facilities and Operations. 12. Performs other duties as required or assigned by the Executive Director of Facilities and Operations which are reasonably within the scope of this position description.
Other Duties and Responsibilities
Working Conditions/Physical Requirements Employee is subject to both indoor and outdoor environmental conditions and subject to hazards such as proximity to moving parts, electrical current, etc. Employee will lift up to 50 pounds and overall sound physical ability for considerable walking, bending, standing and climbing.
Minimum Qualifications 1. Bachelor’s degree with five years of experience in facilities, construction, building maintenance or operations. 2. Thorough knowledge of the materials, equipment, tools, techniques, and procedures used in construction, general building maintenance and grounds. 3. Effective oral and written communication skills and interpersonal skills necessary to interact with all College students and employees. 4. Must possess a valid driver’s license.
Preferred Qualifications 1. Extensive knowledge of carpentry, building remodeling techniques and procedures; electrical systems, equipment maintenance and repairs; and building heating and cooling systems operations. 2. Bachelor’s degree in engineering, architecture, construction or related field. 3. Experience in higher education facilities or similar campus environments.
