Fulltime, Paid Hourly: $18 - $23 per hour

Summary:
Maintains efficient operation and upkeep of the property buildings and grounds in a supportive role serving tenants and management
What you’ll be doing:
Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel. Essential duties may include but are not limited to:
- Responsible for the daily repair and upkeep of the Property.
- Responsible for maintaining the grounds and assisting the groundskeeper daily.
- Responsible for the preparation of vacant units for occupancy.
- Responsible for the care, maintenance, and inventory of all supplies and equipment owned by the Property and the management company.
- Ensure the proper operation of all appliances, heating and cooling units, and light fixtures.
- Must have the ability to work independently with little supervision.
- Responsible for reporting unusual or extraordinary circumstances regarding the Property or Residents.
- Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times.
- Basic plumbing and electrical repair work
- Responsible for cleaning work area, tools, and equipment.
- Responsible for courteous, efficient response always.
- Consistently operate within OSHA (Occupational Safety & Health Act) standards and company safety policies.
- Responsible for a thorough knowledge of management company policies and property community policies.
- Responsible for Seasonally Open/Close Swimming pool. During season maintain pool operations.
- Responsible for proper pool treatment and reporting/logging, following all local Health Department guidelines.
- Responsible for seeking educational opportunities and self-improvement for personal growth and development.
- Able to work on an on-call basis.
- Responsible for securing the maintenance shops at the close of every workday.

What you’ll need:

- Working knowledge of computers
- Ability to work independently with little or no supervision
- Ability to balance multiple tasks and prioritize
- Experience with basic electrical, plumbing, and refrigeration
- HVAC Certification is preferred for apartments
- Ability to operate vehicles or powered equipment, such as lawnmowers, golf carts, snow blowers, chainsaws, electric clippers, sod cutters, or pruning saws
- Ability to lift 50 pounds as needed, reach, stand, climb ladders, bend, pull, push, twist, and kneel.
- Must have a valid driver's license, and able to pass a criminal background check.
- Responsible for being in regular attendance is essential
- High school diploma and one to two years related experience or training
- Or equivalent combination of education and experience
