As a Maintenance Director, you will perform and/or coordinate all repairs and physical maintenance for the community. Ensures preventive maintenance is scheduled and performed on all equipment as needed. Ensure that fire alarm, fire suppression, and other emergency equipment are maintained and tested per the guidelines of the National Fire Protection Agency and other applicable local and state codes.

  • Adheres to and conveys the philosophy of supporting dignity, privacy, independence, choice, individuality, and a home-like environment for residents.
  • Implements and documents preventative maintenance programs for facility and equipment.
  • Maintains grounds including outside community repair, lawn maintenance, and garbage removal or coordinates services with outside vendors where appropriate.
  • Maintains inside of community, offices, and common areas in the community, including carpet and furniture cleaning, window cleaning, painting, removal of trash, and upkeep of vinyl.
  • Maintains a clean, neat, comfortable, safe environment for residents, staff, and visitors.
  • Maintains and/or oversees repair of community equipment; ensures equipment is functioning properly and staff is trained appropriately in its use.
  • Prepares apartments for move-in and completes refurbishing of apartments after move-out, including painting of apartments.
  • Observes problems, concerns, issues with resident apartments, the community, and the grounds and communicates them appropriately.
  • Avoids loss, breakage, and waste of supplies and equipment. Maintains and distributes material safety data sheets.
  • Maintains working procedures for emergency maintenance.
  • Coordinates with the local fire department for emergency procedures per state regulations/codes (i.e. fire drills)
  • Maintains quality assurance records for the physical plant. Maintains the record of resident repairs and work performed. Performs janitorial tasks and minor repairs.
  • Conducts Physical Plant Orientation for new hires. Experience with cost management and budgeting.
  • Must be able to manage and mentor other maintenance personnel in the performance of maintenance and repair functions. Schedules maintenance personnel if applicable
Position Requirements:
  • Ability to read, write, speak and understand English.
  • Education or experience sufficient to meet position requirements or as required by State regulations.
  • Meets all mandatory health requirements by State regulations
  • Three to five years related experience or equivalent combination of education and experience in electrical repairs, plumbing, and or carpentry.
  • Must have a working knowledge of all necessary local, state, and federal safety regulations related to building maintenance and codes.
  • Must have requisite computer skills to complete analytical reports and develop planning charts. Must have basic tools in working condition.
  • Must have worked with vendors/outside contractors to obtain and compare bids and qualifications.
  • Ability to work independently.
  • Ability to obtain Level One HVAC certification.
