JOB TITLE: MAINTENANCE DIRECTOR
REPORTS TO: ADMINISTRATOR
RESPONSIBILITIES: Responsible to plan, organize, direct, control and evaluate maintenance program and services, grounds maintenance and upkeep. Direct or perform duties concerned with plumbing, painting, carpentry, mechanical, heating, cooling, water systems and minor electrical. Monitor and supervises all service contracts or other outside contract work. Directs or performs duties concerned with maintenance of grounds, parking lots, driveways, sidewalks, security etc. Directs or performs duties related to transportation, including maintenance of vehicles and other campus equipment. Understand and adhere to the Senior Care Centers (SCC) facility maintenance program.
QUALIFICATIONS:
- Ability to communicate effectively with verbal and written instructions in English
- Ability to identify maintenance problems, plan and follow through to their solution in a timely manner
- In depth understanding of physical plant maintenance requirements
- Prior long term care experience preferred
- Knowledge of state and federal guidelines
- Prefer experience in estimating maintenance and repair costs
ESSENTIAL FUNCTIONS:
- To assure resident safety
- Serves as electrician in repairing minor electrical malfunctions and installing new equipment
- May work as a plumber assembling, installing and repairing pipes, fittings, and fixtures of heating, water and sewer systems; also, opening clogged drains
- Acts as a carpenter in the alteration, repair and maintenance of buildings, floors, roofs, stairways, partitions, doors, windows, screens, scaffolding forms, wood fixtures and furniture
- May operate hand saw, planer, joiner, shaper, table saw, sanding machine, router, electric drill and other power equipment
- Maintains tools and machinery in good condition and uses all tools carefully and as instructed
- Ensures that high standards of safety are developed, met and maintained at the facility
- Arranges and coordinates annual fire safety inspections with local fire department; follows up on any deficiencies or recommendations
- Ensures the facility and grounds are maintained in accordance with relevant regulations, agency standards and fiscal consideration, agency standards and fiscal consideration
- Develops, implements and reviews regularly site-specific maintenance logs
- Ensures that major equipment and furnishings are maintained in safe, operable condition and/or arrange for replacement
- Develops, implements and reviews equipment records (included in maintenance logs)
- Establishes procedures and contacts to ensure timely repairs of equipment requiring minor repairs on a frequent basis
- Arranges and coordinates annual fire safety training for all residential services personnel and residents
- Ensures the appropriate use and proper care of the agency maintenance van
- Promotes positive public relations with patients, residents, family members and guests
- Uses tactful, appropriate communications in sensitive and emotional situations
- Use appropriate work place behavior and adhere to dress code at all times
PHYSICAL REQUIREMENTS:
Have the ability to safely perform movements such as pushing, pulling, lifting, bending, kneeling, reaching and lifting up to 150 pounds with or without reasonable accommodations
WORK SCHEDULE:
As assigned, including some weekends, holidays and evening; on call 24 hours; non-exempt position
