Leasing Specialist - Celebration Senior Living

Implement and perform specific marketing plan tasks as a valuable team member to achieve the occupancy goal and tax credit qualification goal, if applicable, at the assigned property. The Leasing Specialist must display strong interpersonal skills and have the ability to function both as a team member and independently as required. The Leasing Specialist must be flexible as to their work schedule, and willing to work weekend days since leasing activities are typically heavier on weekends during initial property lease-up. The primary function of the Leasing Specialist is to sell the property and obtain reservation deposits from prospective residents.
Daily responsibilities include, but are not limited to, answering phones, returning phone messages, greeting prospective residents, providing tours of the property and rent-ready units, completing guest card information, performing follow up with prospective residents, promoting the property through internal events, promoting the property through external outreach efforts, effectively converting phone calls to tour traffic, effectively converting tour traffic to pre-leases, and assisting the Community Manager with effectively converting pre-leases to move-ins.
In the event of absence of the Community Manager, and with the authorization of the Portfolio Manager, the Leasing Specialist may be responsible for the oversight of property staff, to include janitors, housekeepers, and maintenance personnel.

Qualifications:
- Must have high school education and a minimum of one (1) year experience as a Leasing Specialist or related position.
- Preferred to have knowledge of or training in LIHTC (Section 42) fundamentals.
- Must have knowledge of computers and basic software application including Word, Excel, Outlook and where appropriate, property management software (e.g. AMSI, Yardi).
- Must be enthusiastic, sales-oriented, aggressive, intuitive, intelligent, tactful, diplomatic, and patient.
- Must have the ability to work with other employees and prospective residents in a professional manner.
- Must have the ability to comprehend and perform all responsibilities of the position.
- Must have neat, clean and professional appearance, and adhere to the dress code policy.
- Must have legible handwriting.
- Must have valid driver’s license and operational vehicle.
Specific Duties:
Leasing and Marketing
- Greet all prospective residents with a smile and professionalism.
- Document all phone and physical traffic by completing a guest card. Ensure the timely follow up of all guest cards.
- Prepare hospitality items daily and clean up at the end of the day.
- Answer phone calls and inquiries and convert phone calls to property tours.
- Tour prospective residents to sell the apartment community, its features and amenities and convert property tours to pre-leases.
- Follow up on pre-leases to convert them to move-ins.
- Participate in weekly sales meetings to discuss prospective residents, strategize appropriate follow-up action and perform follow up as delegated.
- Know your property, including the design, size, location, rental rates and tax credit set-asides for all apartment units on the property.
- Know your local amenities, including shopping, bus routes, senior centers, medical facilities, etc.
- Know and use all marketing tools provided.
- Outreach to community organizations, businesses, agencies, etc., for referral relationships.
- Provide rental information and show vacant rent-ready units to prospective residents.
- Know all advertising sources used at the property and submit accurate traffic reports to the leasing/marketing division on a timely and regular basis.
- Know the current market conditions, competition and new communities in the general vicinity.
Resident Relations and Retention
- Exercise patience, kindness and consideration with regard to all prospective residents.
- Maintain resident relations with consistent application of the applicable rules and regulations listed in the Apartment Lease Agreement and Rules and Regulations.
- Act in a calm, rational and professional manner in resolving problems with residents and staff, especially in stressful and emergency situations.
- Maintain a high degree of confidentiality concerning resident information and incidents involving residents.
- Have a good working relationship with all residents and treat all residents in a fair and equitable manner.
Building and Property Duties
- Assist with inspecting the property by thoroughly walking the premises daily as delegated.
- Maintain property attention grabbers, including A-Boards, balloons, directional signage, etc., daily.
- Ensure a clean tour route of the amenity spaces, model units and mini-models.
- Open the models and mini-models at the start of each day and close them at the end of each day.
- Assist the Community Manager in maintaining curb appeal, including landscaping, parking garages, signage, etc., ensuring all areas are clean and free of unsightly debris.
- Assist the Community Manager in the execution of all work orders within a timely manner. If a repair requires parts to be ordered, notify the resident of an estimated completion date.
- Familiarize yourself with building emergency evacuation plans and fire prevention procedures.
Administrative Duties
- Prepare, process and sign all forms to institute residency as delegated.
- Determine preliminary eligibility and screening of any and all prospective residents (Review and final approval of all applicants is determined by the Compliance Manager.)
- Collect all deposits and/or fees.
- Create and maintain permanent resident files in order and bound.
- Assist in preparing all daily, weekly and monthly reports as delegated.
- Report all accidents and incidents using an incident report and all emergency situations to Corporate Office immediately.
