Job Description
Job Summary:
Perform skilled mechanical service/maintenance duties in the inspection, repair, installation and alteration of commercial heating, ventilation, air conditioning and refrigeration systems and related equipment and controls; perform preventive maintenance and routine servicing of HVAC-R equipment. Maintain and improve company-managed facilities in a safe, economical manner.
Essential Functions:
- Maintenance and repair of multi-unit commercial buildings
- Read and understand work orders and instructional manuals
- Maintain written record of completed assignments
- Assist in or perform a variety of manual labor activities related to carpentry, painting, plumbing, electrical, HVAC, and property maintenance of company managed facilities
- Maintain, repair or adjust all architectural systems including doors, windows, walls, ceilings, balconies, roofs (emergency situations only), gutters, cabinets, and countertops
- Commercial skills required at times include hollow steel door frames closure and hardware, drop ceiling and grid repairs, commercial flooring repairs including ceramic and VCT, drywall hanging/repairs, finishing and painting, minor electrical ballast replacement, switches and receptacles, and minor plumbing repairs to adjust flush valve and other plumbing fixtures
- Completes routine preventive maintenance (PM) in preparation for occupancy (check, adjust, repair all mechanical and architectural systems)
- Performs routing preventive maintenance tasks such as HVAC filter changes in a timely manner
- Performs routine property maintenance including trash pickup and snow/ice removal
- Regularly maintains building interior and exterior of one or more facilities
- Presents a professional, positive and helpful attitude at all times when interacting with tenants and co-workers. Observe additional maintenance needs requiring attention and report those to the appropriate supervisor
- Responds to emergency situations as necessary
- Performs other duties related to the work described herein and as assigned
Requirements:
- High School Diploma, G.E.D. or equivalent required
- At least 2 years of maintenance experience within the property management industry desired
- Valid Ohio driver’s license, automobile liability insurance, and a good driving record
- Own vehicle required
- Understanding of advanced principles of air conditioning, refrigeration and heating required
- HVAC/R certification highly recommended
- Valid driver’s license required
- Working knowledge of boiler systems required
- Proficient in balancing air and water treatment systems in line with HVAC protocols required
- Demonstrate knowledge and skill in safely using appropriate tools and equipment in maintaining and repairing facilities
- Possess demonstrated ability to operate a variety of power tools and follow verbal and written directions
- Own hand tools and basic power tools required
- Possess demonstrated ability to make various repairs without supervision
- Possess effective organizational and analytical skills to perform essential functions
- Ability to work after hours, over weekends and on public holidays with short or no notice required

Working Conditions / Physical Demands:
Requires sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, grasping and making repetitive hand movement in the performance of daily duties. The need to lift trash cans, building materials, and other equipment and supplies weighing up to 50 pounds occasionally. Ability to climb ladders, assist with moving of appliances and use power tools and equipment. Performing the duties of this position does present mechanical and electrical hazards.
