The Interiors Development Lead functions as a senior project executive for the Interiors phase of the HQ3 project at JPMorgan Chase & Co.

This position involves providing strong leadership, hands-on involvement, and accountability for all activities related to the pre-construction through the successful execution and close out of the Interiors phase of the HQ3 project.

The Interiors Development Lead will provide direct support to the HQ3 Design Manager of JPMorgan Chase & Co. for all elements of the Interior project-related design and construction activities, and is responsible for driving the successful delivery of the project on schedule, within budget, and in conformance with pre-established quality parameters and project objectives.

The Interiors Development Lead is responsible for the management, oversight and coordination of all aspects of the Interiors phase of the HQ3 project including, but not limited to, design architectural and engineering disciplines, development manager, construction manager, construction trades, municipal offices, project controls functions including budgeting and estimating, scheduling, procurement , value engineering, contract and cost management as well as any other activities necessary for the for the successful implementation of the design and construction of the Interiors phase of the HQ3 project.

Phase Development:

  • Develop Interiors phasing, procurement, logistic and development strategies with quality planning and controls.
  • Direct the coordination of multiple and competing project needs highlighting areas or risk and opportunity.
  • Provide input to the origination of Interiors phase development, construction, and design concepts ensuring focus on constructability, conformance with the overall project budget and delivery expectations.
  • Coordinate all pre-construction activities including conceptual design and preliminary design development, program and documents/specification review and schedule development ensuring, at all times, an adherence to the overall project aspirations.

Budgeting:
  • Produce a recommendation on what is the right scopes / features / finishes to carry as the basis of design that align with the target budget and use type USF's.
  • Benchmark and develop representative unit rates, maintain a catalogue of acceptable potential alternates and develop a timeline for decision making.
  • Coordinate preparation of all estimates for the Interiors phase ensuring a consistent, well defined, well understood methodology for tracking to the project budget as well as for use a reporting tool.
  • Apply knowledge of economic drivers and financial indicators to maximize value.
  • Manage approved budgets, monitor and forecast expenses for the Interiors phase of the HQ3 project and maintain substantial interface relationships with the finance team at JPMorgan Chase & Co and Tishman Speyer.
  • Use and monitor standardized control systems for cost estimates, budgets, schedule, contractor draws, change orders, quality control, value engineering, progress reports and variance analyses.

Procurement/Contracting:
  • Develop concepts for Pre-Construction and execution contracting methods that ensures that the design and construction team clearly understand the project goals, timeline, budget and risk priorities.
  • Develop an overarching set of options and recommendations leading to an effective / flexible path to contracting Construction Managers to execute the Interiors phase scope of work
  • Support the procurement of interiors related design and construction services, including RFP development, scope development, tendering/bidding, negotiating and contract development and execution with the JPMorgan Chase & Co. procurement team.
  • Provide input into the process of selection of all Interior design consultants, architects, engineers and other professionals.
  • Identify, evaluate and disseminate new construction technology, in addition to providing the total leadership to the process of value engineering
  • Review / approve invoices as necessary

Project Completion/Migration Strategy:
  • With the Design Manager and Development Manager, establish a project completion and migration strategy aligning with Global Real Estate, lines of business, security, technology et. al
  • With the Design Manager and Development Manager, manage execution of the Interiors phase of the project including construction process and closeout process
  • Manage project scope and ensure that the design and construction teams have a robust process for the coordination, distribution and approval of all shop drawings, submittals, schedules and installation methods.
  • Obtain closeout documents, guarantees, warranties; Ensure that the project is handed over with completed documentation
  • Accountable for project completion according to the schedule
  • Produce a recommendation on what is the correct / most expedient filing strategy that blends the Core & Shell and Interiors scopes for the earliest TCO-with-occupancy date
  • Manage the process of Core & Shell / Interiors turn-over conditions
  • Support the "Exchange" design development
  • Ensure timely responses to all design and/or construction team RFI's
  • Coordinate meeting agendas / goals / recording relevant direction and next steps
  • Manage complex, multiple, continually changing priorities, and demonstrate drive to get the job done
  • Maintain broad strategic long-term focus while addressing multiple short-term operational issues
  • Manage the approval and permitting phase of the process and ensure approvals are in line with company requirements. Maintain positive relationships with jurisdictions and planning commissions to ensure same.

Leadership:
  • Provide specific leadership, motivation, direction, and control to the Project Team aligned with JPMorgan Chase & Co. and HQ3 principles, values and vision throughout the HQ3 project life cycle to work under demanding deliverable timelines
  • Understand the roles and interrelationships of all functions within the HQ3 project and JPMorgan Chase & Co and effectively manage teams across functional lines while adapting easily to a dynamic and changing organization
  • Work collaboratively and effectively with team members while maintaining a clear sense of direction and leadership
  • Create and monitor project plans and team performance objectives setting clear, measurable expectations for the project team and holding responsible parties accountable
  • Direct and coordinate the performance of all business partners; i.e. contractors, construction managers, design/ consulting team, as well as professional services and others as required
  • Work actively to coach, mentor and service team members enabling them to realize their full potential by demonstrating proactive and advanced management skills and modeling a strong work ethic
  • Recruit, hire and manage appropriate level of staff, according to the approved organizational chart, in order to complete project on time and within budget parameters.

Quality Assurance/Quality Control:
  • Establish framework and implementation for a comprehensive real estate project quality assurance/quality control plan
  • Establish and monitor policies, procedures and systems that ensure the highest levels of project/risk management and quality standards
  • Ensure the vendors are building within the specifications detailed
  • Stay abreast of key activities and issues related to the projects
  • Ensure strict adherence to corporate specifications and attention to cost management
  • Manage the site Due Diligence process in order to ensure that all development risks are identified and quantified
  • Anticipate problems, identify risks and plan for future market changes that will impact the project

Communication:
  • Promote ideas effectively and persuasively in one-on-one or group situations; shape key internal/external stakeholder opinions
  • Communicate effectively with individuals at all levels and relate well to all people regardless of personality and background
  • Maintain substantial interface relationships with clients, client consultants, and other functions
  • Demonstrate strong analytical skills and convey strategic information concisely and clearly
  • Clearly express complex ideas and concepts verbally and in writing
  • Develop executive level synopsis and recommendations
  • Serve as liaison with other project team leaders regarding design, budget, schedule, and phasing; serve as executive liaison reporting to Senior Management

Requirements:
  • 15+ years of Real Estate work experience with extensive background in interiors project management and execution
  • Excellent communication skills and ability to create consensus across a large number of constituents
  • Excellent presentation skills, in particular the ability to create senior management presentations for the firm's leadership team and the Board of Directors
  • Strong executive presence; comfortable interacting with and presenting to all levels of management
  • Strong ability to analyze opportunities & problems, recommend solutions and drive execution to full completion
  • Strong ability to create, implement, and monitor all construction schedules and control systems, policies, procedures, systems and standards
  • Demonstrated understanding of all aspects of interiors construction process, cost estimation, and prime/subcontractor level of cost detail tracking; possesses skills and understanding of financial controls
  • Experience with project filing and close-out processes
  • Proven track record creating reporting for project governance, spanning weekly and monthly reporting, risk and control oversight, and infrastructure required to maintain project information
  • Ability to productively work in a highly matrixed environment, and manage through influence across JPMorgan Chase & Co and a large number of external partners
  • Genuine hunger to learn, explore and drive to try new things and explore opportunities across all aspects of the program
