Position Summary: Assists in planning, organizing, directing and supervising assigned activities of the General Maintenance Technician functions which are necessary in maintaining the physical structures, HVAC, mechanical, electrical systems, utility systems and grounds of the facility in an operative and safe working condition. Assists in administering and supervising the maintenance program to ensure the uninterrupted operation of the entire physical plant. Monitoring all applications to ensure maximum effectiveness and provides appropriate documentation of same. Essential Functions: · Observes and promotes safe work practices and procedures. · Performs all assigned tasks in a professional manner to reflect the highest integrity of the Facility Services Department. · Assists in maintaining HVAC controls and associated equipment to maximize efficiency levels in all environmentally controlled areas. · Performs urgent, corrective, routine, and requisitioned repairs of minor problems with the electrical, mechanical, and plumbing systems as required. Notifies lead engineer if major repairs are required. · Performs maintenance on equipment and systems as required. · As required, assists in maintaining electrical wiring and emergency generator systems. Inspects and tests equipment/systems. · Performs preventive maintenance duties to all physical structures of facility and complies with all building safety codes. This is to include facility equipment and associated controls. · Assists in replacing, installing, repairing, and testing electrical circuits, equipment, appliances, and lighting systems as required. · Maintains routine records of all inspections, preventive maintenance and repairs performed on any equipment or system. · Performs manual duties as requested (i.e., moving supplies or furniture, replacing light bulbs, removing trash or scrap material). · Reads blueprints, interprets instructions, and prepares specifications. · Ability to do work on his/her own with only normal supervision. · Ability to work well on his/her own and to inspect facilities and equipment. · A working knowledge of fire alarm and signal systems. · A thorough knowledge of how to use and maintain plant tools and equipment. · Participates in performance improvement and information management activities. · Satisfactorily demonstrates the knowledge, skills, and abilities to perform the duties outlined in this job description as well as continually demonstrates competency in performing the job duties. Qualifications: · Two (2) years college or technical school; or related experience and/or training; or equivalent combination of education and experience. Exceptions to these requirements may be made on a case-by-case basis. · General Maintenance Technician has 10+ years’ experience in this Plant Operations environment. Must be proficient in three or more POM trades (Team Lead, HVAC, mechanical, plumbing, electrical, central plant operations, refrigeration, carpentry, electronics, make ready, catered living, wastewater treatment, grounds/landscaping, painting, automotive, SST, Roving Team, Master Licensed, etc. · Must successfully pass criminal background check. · Must complete and/or take all required health screenings and vaccines. The employee is occasionally required to stand; sit; reach with hands and arms; climb or balance; stoop; kneel, crouch or crawl; and taste or smell. The employee must occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus. While performing the duties of this job, the employee occasionally works near moving mechanical parts; in high, precarious places; in outside weather conditions; and with explosives and is occasionally exposed to wet and/or humid conditions, fumes, or airborne particles, toxic or caustic chemicals, extreme cold, extreme heat, risk of electrical shock, risk of radiation and vibration. Must follow standard precautions. May be required to work weekends or flex schedules. Travel may be required.
