J&L General Contractor, based in Philadelphia, is rapidly growing and has an immediate opening for a qualified professional that can fill a Project Management role for present and future development projects. Job Description: Project manager, responsibilities: · Review all architectural plans, drawings, proposals, and other documentation related to design development and bidding process · Manage city & utility agencies to ensure timely inspections, utility connections, and job site safety (OSHA compliance at all times) · Build, manage, and maintain relationships with third party resources to reach profitable agreements · Prepare estimates, bid packages, scopes and negotiate bid proposals · Manage an estimated budget to buy-out trades and award subcontracts. · Tracking of site logs and schedules · Create aggressive yet achievable construction schedules and manage vendors, internal staff and subcontractors to successfully execute. · Purchase materials and coordinate lead times and deliveries. · Effectively communicating with Clients & Architects to ensure quality assurance. · Manage multiple projects and oversee all site staff · Work with support staff to track budgets, expenses, payments and receivables. · Assist in the estimating, development and preconstruction responsibilities for future projects. · Create and maintain relationships with new subcontractors and clients for business development. Requirements: Requires the below experience and/or education: · Minimum: High school or equivalent · 3+ years’ experience within a construction management role. · Ability to handle multiple responsibilities and tasks simultaneously. · Strong comprehension of all construction trades methods and materials. · Proficient reading & understanding all architectural drawings, structural drawings, mechanical drawings and misc. shop drawings. · Ability to be a self-starter and innovator within a quickly growing company. · Proficient with Microsoft office programs/ Microsoft Team and excellent with email communication. · Extremely organized and pays attention to detail.
