Reporting to the Assistant Director of Architectural Trades. The Carpenter and Paint Shop Supervisor is responsible for the day-to-day work and activities of the Carpenter and Painter tradesmen at Main Campus, Ambler, and Dental. Responsibilities consist of supervising carpenter and painter performing basic building maintenance and larger carpentry and painting projects for all buildings on Main Campus, Ambler, and Dental.

As a Small Projects Coordinator, the supervisor will be responsible for the management of construction, and other professionals employed in the planning, design, and construction of small capital projects. Responsible for the administration of financial records, and the development and maintenance of project budgets and reports. Responsible for the administration and maintenance of all contract documents, daily work reports, correspondence, change order requests, change orders, and related project documentation. Responsible for verification of work performed and the recommendation for approval and payment of the amounts invoiced on behalf of architects, engineers, attorneys, building contractors, construction managers, and other consultants. Typical projects will be the renewal/renovation of common space, classrooms, bathrooms, suites, entries, and minor renovations. Coordinate project progress meetings, issue monthly status and financial reports, update construction progress schedules, ensure that proper permits/reviews and zoning ordinances are obtained. Manages assigned capital program elements to assure execution of projects within established budgets and schedules. Reports on budget and schedule performance of the assigned capital program to university administration. Performs other job-related duties as assigned.

Required Education and Experience:

High school diploma or trade school diploma required. At least 5 years of experience in the building trades as a supervisor, lead person or foreperson. An equivalent combination of education and experience may be considered.

Required Skills and Abilities:

• Provide supervision and coordination of carpenter and painter tradesmen for various service requests and work orders, building maintenance, construction and renovation support, and PDF projects.
• Maintain knowledge of customer needs and building systems in order to determine the urgency for

• Prepare estimates for clients as requested and obtain quotes as it relates to carpentry, painting, and flooring work.

• Communicate and update clients as it relates to carpentry, painting, and flooring projects.

• Oversee basic painting and floor maintenance of all University buildings on Main Campus.

• Maintain maintenance records and requirements in the Building Maintenance Program.

• Maintain sufficient inventory to keep the schedule without wasting money in excess inventory

• Sufficiently train carpenters and painters and oversee outside contractors perform optimally.

• Compiles records of labor and material cost. Orders all materials and equipment required by the carpenter and paint shop.
• Identifies training needs for staff and facilitates the delivery of training. Demonstrates work techniques as appropriate.
• Manage and assist other supervisors, superintendents, or contractors to ensure proper coordination and support during in-house and outsourced projects.
• Manages performance, payroll, time off, and disciplinary action for subordinates.

• Manages scope, budget, and schedule for a variety of renewal and renovation projects. Projects may involve complex, multi-phase, and multi-year construction, upgrade/installation of building infrastructure.

• Responsible for the coordination and control of construction contractors and vendors to ensure that construction: a) is carried out safely; b) meets established budgetary constraints; c) with quality; d) and on schedule.

• Coordinates with administrators, faculty, clinical staff, consultants, contractors, and governmental agencies in planning, design, and execution of construction alterations and renovations. Assures proper issuance and execution of building permits, and monitors deficiencies and corrective measures concerning zoning, code violations and variances, environmental impacts, and Interim Life Safety Measures. Secures the timely issuance of contracts, certification of payments, and other key documents.

• Helps assure that, at all times, construction activities are coordinated with university stakeholders through timely dissemination of information and reviews with affected parties.

• Tracks all change orders and cost events for design and construction services. Confirm that change requests are outside the scope of work and properly priced. Assure that applications for payment are accurate and processed in a timely manner.

• Reviews, evaluates and advises on the completion status and results of assigned projects. Works with a database on all assigned projects and reports to the associate director on progress and cost.

Preferred:

• Experience working in a hospital or healthcare setting.

• Completion of an accredited apprenticeship program.

• City of Philadelphia Engineer Grade A License.
