The Alaska Psychiatric Institute (API) is seeking to fill a full-time Building Maintenance Superintendent position with an individual who can help to drive the vision of (API) which is to provide an excellent experience for patients, families, community supports, students and staff with quality treatment and best practices in mental health care. Experience leading the work of maintenance crews in the construction, repair, or operation and preventative maintenance of public or commercial buildings and/or progressively responsible experience assessing the renovation or repair needs of public or commercial buildings; developing specifications and cost estimates; and administering construction, repair, or maintenance contracts. Examples of qualifying experience includes but is not exclusively limited to work such as a Maintenance Generalist Lead, Maintenance Specialist Lead, or Building Management Specialist with the State of Alaska, or the equivalent elsewhere. “Competencies” means a combination of interrelated knowledge, skills, abilities, and behaviors that enable a person to act effectively in a job or situation. “Typically gained by” means the prevalent, usual method of gaining the competencies expected for entry into the job. What you will be doing: As the Building Maintenance Supervisor you would be responsible for maintaining the safety and operations of the Alaska Psychiatric Institute. Where you would be supervising Maintenance Specialist, Journey II/Lead, Maintenance Foremen, trades & crafts personnel in the building maintenance, supply and Environmental Services. This position serves as the Safety Officer and reports to Chief Executive Officer. Responsible for managing the facility management contract procurement process, Ensures facility management compliance with building codes and standards for JCAHO and CMS.

This position is located at: 3700 Piper Street in the U-MED district of east Anchorage which offers several maintained walking trails, parks and nearby lakes. This area is filled with several restaurants, shopping stores, and has easy access to public transportation.

Building and Construction: Knowledge of materials, methods, and the tools to construct objects, structures, and buildings.
Facilities: Knowledge of the physical, engineering, and experimental equipment and operational characteristics of facilities, and safety and equipment development designed to support activities.
Project Management: Knowledge of the principles, methods, or tools for developing, scheduling, coordinating, and managing projects and resources, including monitoring, and inspecting costs, work, and contractor performance.
Managing Performance: Takes responsibility for employees’ performance by setting and communicating expectations and goals that are specific and measurable, tracking progress against the goals, supporting employees’ efforts to achieve job goals (by providing resources, removing obstacles, acting as a buffer, etc.), ensuring feedback, and addressing performance problems and issues promptly.
Technical Credibility: Understands and appropriately applies principles, procedures, requirements, regulations, and policies related to specialized expertise.
