Position Summary
Operate, maintain, and repair all building systems in such a manner as to ensure optimal operations and safety. Essential DutiesCreate or maintain, a professional, polite, and build strong relationships with tenants, coworkers, and contractors. Operates, and performs maintenance and repairs of the buildings utility services equipment and systems, including but not limited to:

  • HVAC systems (maintain heaters, chillers, pumps, fan coil units, etc.).
  • Water treatment programs.
  • Electrical systems.
  • Lighting systems.
  • Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, and sump pumps.
  • Perform preventative maintenance duties, including changing filters, oiling motors, replacing light fixtures, inspecting/adjusting belts, replacing bearings, aligning shafts, and annual inspections as directed by manufacturers.
  • Monitor and adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the building(s).
  • Fire protection and sprinklers.
  • Plumbing systems.
  • Ability to interpret mechanical and electrical blueprints and schematics.
Chief Engineers also thoroughly and accurately complete reactive and preventive maintenance work orders as well as respond and assists in emergencies as needed. Ability to properly identify problems and reports to supervisors. Provides advance notice of equipment shut-down or start-up to affected areas and works according to the schedule. Returns all work areas to a clean, neat, orderly, and safe condition; learns, understands, and complies with fire, safety, and other emergency practices. Chief Engineers also Inform tenants of any condition observed to be unsafe. Minimum Requirements
  • Associates Degree or completed apprenticeship in a related field, or High School Diploma combined with relevant work experience.
  • 3+ years of previous experience operating and maintain building equipment and systems.
  • Knowledge of methods, practices, and techniques of maintaining building equipment and systems.
  • Knowledge of equipment, tools, and materials used.
  • Ability to keep simple records of activities performed.
  • Ability to read and understand blueprints and drawings.
  • Basic computer skills ie, Microsoft Office, Building Automation Systems (BAS), and work order system(s).
Licensing preferred
  • 07 electrical, EPA, Boiler.
