JOB SUMMARY
Join our growing team and help manage all aspects of our portfolio of commercial - retail properties. Assists with daily operations, tenant, vendor and financial activities; which includes site visits, tenant and vendor follow ups, data maintenance and reporting.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Responds to tenant needs, follows up with vendors, and resolves problems promptly. Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
- Makes regular property inspections. Recommends, maintenance vendor services as required and gathers competitive bids.
- Coordinates tenant move-ins and move-outs, and walk-through spaces with tenants.
- Helps prepare and delivers timely, accurate and complete reports by the 10th of each month.
- Helps develop annual budgets for operating and capital expenses.
- Helps collect rent and pays expenses in compliance with lease terms. Prepares required legal notices. Recommends and coordinates legal action as necessary.
- Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges.
- Helps maintain and update contact info and data in Yardi.
- Performs other duties as assigned.
EDUCATION AND EXPERIENCE
- 3+ years of retail commercial (not residential) property management experience preferred.
- CPM or professional designation or candidacy preferred.
OTHER:
- Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.
- Ability to respond promptly and effectively to sensitive issues.
- Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions.
- Ability to comprehend, analyze, and interpret lease documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
- Intermediate to advanced skills with Microsoft Office Suite and Yardi.
- Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines.

Pay: $35,000.00 - $45,000.00 per year
