We are looking for the right candidate to join our property operations team as an Affordable Housing Specialist to administer all activities related to affordable housing program compliance for a portfolio of assigned communities. The Role: This position requires a highly motivated and skilled professional to perform a wide range of high-level administration and project support tasks. Responsibilities include but are not limited to:
  • Ensure that all resident files are complete upon move-in/renewal income certification processes, including, but not limited to, supporting income documentation, executed income verification forms, and lease paperwork.
  • Respond to internal and external inquiries regarding AVB’s affordable housing program and provides guidance to on-site staff regarding new lease-ups to ensure compliance with program.
  • Assist Community Manager with conducting monthly lease expiration renewal process, including, but not limited to, researching payment histories, lease, and policy violations for submission to Landlord Tenant Department and creating and mailing renewal letters to residents and Housing Assistance Agencies.
  • Assist Affordable Housing with Housing Assistance (Section 8) documentation for move-in and renewals, which includes effective communication with Housing Authority and on-site leasing office for rental amount and lease begin date negotiation.
  • Process and maintain annual Waitlist Management Update forms and deadlines to ensure accuracy of working affordable housing waitlist.
  • Review and process waitlist applicant intake based upon income and household composition requirements.
  • Review and process initial and annual income certifications for incoming and current residents, which includes timely follow-up regarding supporting income documentation and the return of executed lease documents.
  • Review and process community-submitted waitlist updates based upon department policy and procedure and communicates with Community Manager/Portfolio Operations Director regarding renewal parameters.
  • Assist with move-in apartment offers based upon AVB policy and procedure.
You Have.: The perfect candidate will be flexible, detail-oriented, energetic, self-motivated, quick-thinking, and able to juggle multiple and diverse responsibilities with a strong emphasis on organization. This person should be enthusiastic and comfortable dealing with a wide variety of professionals. The candidate should be comfortable working both as part of a team and independently. He or she must maintain strict confidentiality in all matters, and have the willingness and ambition to learn and take on a variety of responsibilities. In addition, candidates should have a high school diploma or equivalency (GED) and 2 years of affordable housing experience. Knowledge of Federal Section 8 Program is desirable.
